House Owners I have a Question...

What are some bills you pay? I am trying to make a list of things we will need to pay when we have a house so that we can present our budget to the mortgage broker. I have:

mortgage
electric
gas/ oil
water


What else?

DirecTV or Cablevision (or both)?


I actually don't think the morgage broker asks you what bills you have to pay....they ask you what your current bills are.

I am making a sheet of current bills. We are already preapproved so we really don't even need that. But, we are trying to figure out the highest mortgage we will be able to afford so that is why I am writing up the future bills as well.

We will probably do our own maintenence for a bit.

Well, I own a condo & pay condo association fee (monthly maintenance). You would pay this for a co-op too.

Closing costs & home inspection are a few up front expenses to pay too.

Home Insurance might be an add on (and it's more costly depending on how much coverage you have).

Other than that... just to have a savings for home repairs is necessary too (for example- the first night I moved into my place- FH flooded the toilet we had to run out and get a part / plunger / drain-o ... and not too much $$$ maybe $50 but still a misc expense). Other expenses I think mostly everyone else mentioned (TAXES are a big one- lol)

Here's our list (I keep it in an excel spreadsheet)...

Mortgage (our annual taxes are factored into our mortgage)
Homeowners insurance
Landline phone
cable
internet
keyspan
lipa
water
Life Insurance (I know you don't have to have it, but if you own a home you should really think about it)

ETA: Some expenses that have really taken us off guard in the 5 years we've owned our home are:

Cesspool problems - needing to be pumped, airated and treated
Heating problems
Needing to install central air (literally, unbearable heat that can't be cured by in window ACs b/c none of our windows can hold one)
Needing to replace dishwasher, washer/dryer
