I have a bidding question for those of you who recently purchased a home on LI. If you paid lower than the asking price, how much less did you pay? If you'd like to FM me, that's fine. I am interested in this because my husband and I are starting to look for houses this weekend (going to a few open houses).

Re: House Question
We got in at 9K under the asking price. They had people bid the asking price, but we were the only 'secure' offer. Not sure what that means but I think they realized we could actually afford it. They were also interested in selling fast so they didn't wait for other offers to come in.
If you underbid, just be careful not to insult the buyers. We placed MANY unsuccessful bids before we got this house. Actually now that I think about it, we seriously underbid on this one at first, and we never heard back from them! It was only because I was persistent that we made it through.
We also won a bid for about 7K less on another house but we backed out bc FH freaked about finances... then wound up paying over $100K more for this house a year later! (S'ok, better house, better part of the neighborhood AND on a dead end street!)

Re: House Question
my sister bid lower on a house...which I think was a miracle since it was in the 300's and those houses are very rare...but it was being in the right time in the right place...
house was listed for 378K someone bid 358K and they went into contract contract didn't work out...no mortgage...so binders were off..
my sister bid 330K (with a preapproved mortgage) and they got it...well with a little of negotiating...it went up to 333-335K
but the people had already bought another house (when the last people bid) so they were quite 'desperate'

Re: House Question
We got our for a lot under the asking price, but it was because they had a contract that did not go through at the last minute and they had already bought another house and could not get that house, and would have lost their 20% down if they did not sell this one. We really lucked out!

Re: House Question
We bid 10,000 less and got the house - this was in November of 2001. The house had only been on the market for less than a week, but it needed a lot of cosmetic work and we were already approved for a mortgage and had 20% down and were moving from out of state with no house to sell, so nothing to hold up the sale.

Re: House Question
Darn...I wish we could have gotten something under asking price! We lost bids even when he offered over the asking price! (We knew going in there were other bidders.)
We ended up offering the asking price on our home the same day it went on the market and they accepted the offer (they just wanted their asking price so they could move to their retirement community). Turned out, another couple had offered them $20,000 less about an hour before us. Whew!

Re: House Question
mary - definitely make sure you guys get pre-approved for a mortgage. that always help - a seller would rather go with a sure deal for a little less $$, than an overbid on people who end up getting rejected for a mortgage.
good luck!!
(we need a house icon)!!!

Re: House Question
We got it for $20K less than asking price. We haggled back and forth for a bit though.
A year or so ago we saw a beautiful house for sale on my SILs block and we low balled them big time. LOL I never thought of it as insulting them. We werent really ready though. Then the more we thought about it, we decided to go higher and my BIL went over to find out where they stood. They just went to contract for the exact amount we were going to offer, which was still below asking. Our loss, we still call it our house when we are visiting my SIL.

Re: House Question
We paid asking price...we didn't want to let the house slip out of our hands...turns out someone else outbid us and offered $20,000 above asking price.
The sellers rejected the above asking price offer because originally these guys lowballed them with a ridiculous offer...so they sold it to us! yay!

Re: House Question
We bid $20K less--- settled on $10K less Buyers ending up giving us $6K and spending over $5K on fixing things so we essentially got it for the $20K under--- We were extremely lucky cause the house was completely redone so we really shouldn't have gotten as much as we did but the sellers were true honest people so they did everything they could to make it a great deal on both ends--you don't find many people like that--especially when you are talking about so much money so we lucked out
