First of all, a disclaimer to anyone who has a house - I think it is wonderful that you were able to buy one, and this is nothing against you.
But now for what I wanted to say - I don't understand how people do it... we want so badly to become homeowners but it seems impossible. It makes me sick to be throwing away so much money in rent each month that could be going towards a house... I literally spent last night crying because I don't know how we are ever going to do it. We had talked about trying for a baby next year, but I don't know how we would do that AND buy a house... I feel like things are hopeless right now, does anyone have any words of wisdom?

Re: houses
i agree that the market is improving. hang in there and save as much $ as you can. it may take a while looking at houses but eventually the right one will come along. you are not alone in your frustration.

Re: houses
Lauren, I feel your pain. We're also in the situation that we'd like to have a child in the near future & once that happens, I don't know how we'd be able to save for a downpayment. It also doesn't help that we still have a loan to pay off to pay for our wedding/hm
Personally I wouldn't mind leaving state b/c it just doesn't seem possible here, but we may just look into condos/townhouses. Thankfully we both have jobs that we could move anywhere in the US.
Hang in there, as everyone keeps saying the prices ARE coming down. Just know you aren't alone.

Re: houses
I so feel your pain.
It will work out for you. I promise.
When I was looking for a home, I remember everyone telling me that I was being unrealistic because I knew what I wanted and where I wanted it!
I held out, I kept looking... and I found a house that I LOVE in a town that I adore for a price that I can live with.
You will find a house and you will be so happy.

Re: houses
DH and i just bought a house in April. We looked for about a year. We tossed up the idea of a co-op, condo, renting. and like you said- its just paying someone elses mortgage. The maintenance fees for co-ops were ridiculous, so we waited paitently and looked at many, many houses before we found one that was good for us. Unless we expand on it, its probably not a forever house, but we realized that with the cost of housing, we had to make compromizes and sacrifces. We are also living on a tight budget. But somehow, you just do it. I work F/T, bartend, and go to school, just so we can have a place to live. Good Luck to you...

Re: houses
DH and I think about this all the time. There is no way we will be able to buy anything for the next couple of years. When we do buy , it will more than likely be an apartment or condo and again, more than likely in New Jersey.

Don't be discouraged! You CAN do it. FH and I felt the same way you did and we actually had FH buy the house on his own before we got engaged. If he can do it on his own, you two can do it together! There are many programs available to first-time home buyers, you need to look for them though. FH got a grant to pay for the closing costs (nearly $13k!) and we'll never need to pay it back as long as we stay in the house for 10 years at least. Even if we do leave, we'll need to pay the grant back proportionally. Also, you can look at SONYMA home lenders (I don't know their address or contact info, but I'll try to find them) because they are excellent at finding the right mortgage rates for first-time home buyers. There are income limits and debt limits for some of these programs but there are lots of options available. You can also look into the housing lottery systems that are being set up in a lot of LI towns lately. I know a lot of my friends entered for the lottery systems in Melville and Bay Shore. I hope this helps! Stay positive! and SAVE SAVE SAVE.

Re: houses
aww i am so glad you posted this!
i feel the same way - i really dont want to start my family until i am settled into a house - but i dont think that is going to happen
we are blessed/cursed bc we live at home now and we will live rent free at my parents for a year or two after the wedding to save for a down payment
i honestly dont know how we are going to do it but we are both determined to try - especially since FH promised my dad that he would buy me a house when he asked for permission to marry me (my dad probably forgot this already but FH is taking it very seriously)
as for now - we cant see into the future but we refuse to settle and we WILL get the house where we want it ( in our current neighborhood) even if it means mac and cheese and home made cards for a few years!
good luck and don't give up!!

Re: houses
I ended up buying a condo on my own last year. It is 1175 square feet with two bedrooms. I figure we can stay here for a few years. The most important thing is that I am now longer paying rent (I did that for 5 years). I figure I paid around $60,000 for nothing. At least now I am building equity and I will get back what I paid for this place.

Re: houses
My advice, move out of NY....honestly, that is the only way me and DH were able to buy a house. I do not know if that is an option for you but I did not want to rent for the rest of my life. We got a beautiful, well maintained house in a great area of Charlotte for 107,000...granted in a few years we will probably need to expand and add a second story but th eprice and location were unbeatable. Good luck

Re: houses
Hi Ladies, I felt the same way all of you did, but then I found the SONYMA state program where if you make under a certain amount you are eligible for all sorts of aid from the state, including closing costs and a low interest rate. That is how I was able to buy my first home. And also, I started to look a little further east than I wanted to and bought a small 2 bedroom fixer-upper - just to 'get in the door'. Hopefully I will be able to trade up in a few years. Look for mortgage brokers that deal with that program often, they can be very helpful. Good luck!
One more thing, it is true that you can find a way to readjust your life to affording a house if you are committed to it. The first year is always the hardest!!!

YOU WILL NEVER feel like you have ENOUGH money to buy a house or have a baby BUT you always find a way.
Fh always said there was no way we could afford a house, yes we got some financial help from family but if we didn't dive into it we never would have. YOu always find a way to spend money. We live in a 3 BR house that needs updating and is probably not our forever home but it is ours. IMO I would get the house before you start planning your family.

Re: houses
I have looked into a lot of those programs for 1st time homeowners and it seems like we're always just over the maximum income level. It's so frustrating b/c we really don't have enough $ to buy a house

Re: houses
prices have started to come down, and mortgage rates really havent gone up (theyre actually down the past few weeks)
FH and I both live at home so we can save for the house. We dont go out (maybe once a week to a movie). we are doing a lot of sacrificing, but its worth it to us. we figure even if we do move out of state (highly unlikely though) we will have a ton of $$$ saved.
