We're in VA. We're doing a first trust 80% of the mortgage and a second trust at 20% to aviod PMI. We are paying all the closing costs.

I am in the market now and most likely 20%.... but it may be only 15% depending on what happens with my home equity loan on my current property.

the first home was 5% but with this home it is more than 20%
