Is less than 300K an option at this point? I wish! In most of the areas we want to live, we've seen only tiny houses in horrible condition on very small property - all for over 400K! We often wonder, what do all these people buying houses do for a living that they have 100K saved to put a down payment on a half million dollar house? I want that job! It is extremely depressing.

Unfortunately, I don't think I've seen any house even available in the areas we're looking in Nassau for under $390K or so.....and that's really the bottom of the barrell from what we've seen.
The houses we're looking at are all $425K and above.

I think under 3 would be hard my parents just sold there home for 370 I think which was a steal because they want out of NY our neighbors sold there house for 450.
I think the lowest on LI you can go is 350 and if your lucky you'll get a nice couple who just wants out and doesn't need a bidding war!

It really depends on where you are looking on LI. Under 300K is a stretch unless you want a really fixer-upper. But we bought our house for under 350k and it needs almost no work but its out in eastern suffolk-Centereach.

Our house was under $350k and it doesnt need alot. I think we got lucky from what I see in that price range.
