I need help again..

I know u all told me of places that hold just one wedding at a time we are on the search again.. after a place inNJ we are totally in love with we decided not to book for several reasons..

i need more advise on either nj or LI.. I want a RENOVATED place no carpets, i dont want to use chair covers so i want chivarary chairs beautiful grounds and one wedding at a time.. maybe 2 but no more...

i dont want to go above 110 pp ( taxes) we have about 200 guests

I know you said no carpets.. But worth a shot Have you checked out Timber Point CC? Or Crestwood Manor no carpets in the ballroom just when you first walk in but theres not much of grounds on the outside. it is very nice inside though.
