Its reasons like this why I do not sell a property without taking a 'good faith deposit' from any potential buyer.

Usually like 100-200 buks, which is due right after the verbal offer.

Again like I said... just because people retract offers 'all the time'... doesn't mean its RIGHT because its NOT.

i am SO sick of hearing how buyers must follow a certain code of conduct YET the same rules do not apply to sellers. what gives you (the seller) the right to accept my offer and then 2 days later accept another offer and ditch me? and yes it happens ALL THE TIME. what right do i (as the buyer have) to prevent this (very common practice) from happening. yet YOU expect ME to offer a good faith deposit w/ my verbal offer?

and i am saying, just because sellers retract accepted offers 'all the time' doesn't mean it's RIGHT because its NOT.

i think it is time that YOU Give ME a break and grow up. you are right, This isn't child's play... ACCEPTING an offer and then retracting that offer is serious business.

answer me this...if you accepted my offer and i did agree to leave a $200 GF deposit and then 2 days later another buyer offers you 5k more, would you retract my already accepted offer? and if so, why is that acceptable?

It doesn't give the seller any right to do that. Thats wrong as well.

But just because some sellers have no class... does that mean you have to stoop that low? Nope.

Frankly... buyers really have no rights. Bidding on houses is a crappy process that totally favors the seller. Ive bought a couple of places already and I will be back in the tough LI market in a few months... i know the process *****.

But i'll tell you a buyer that puts their money where their mouth is will see their offers taken a lot more seriously than buyers who have no problem sptting out the 'i'll offer xxxx' comment.

If this was directed at me... if I sold a place and accepted somebody's offer with cash... i wouldn't drop the offer. If I accepted somebody's offer... i am accepting the fact that I am pleased with that particular offer and I would want to close. End of story.

A seller that does that just to penny-pinch is just as bad as the buyer that has no issues spitting out offer after offer with no care in the world.

I am not disagreeing with you. But remember... just because some people lack class... doesn't mean you have to do the same thing.

Remember... if you present a STRONG offer to the seller... (nice down payment... good faith or binder deposit... preapproval paperwork... flexibility in closing dates)... your offer won't get thrown out the window if someone comes in offering 5k more.

Maybe I never had these issues with sellers in the past like people here have, cause I already presented the strongest, winning offer I could right from the start.

Anyways... to get back on the original topic about what to do if you like both places.

If you feel comfortable with either place... make both of them an offer... but let the seller know you are making an offer on another house you like.

Believe me when I say this will put some pressure on the seller. We all talk about how crappy sellers can be... well turn the tables on them.

Tell them the offer is only good for xxxx days. Tell them you are making another offer on a comparable house. If the seller feels your offer is fair... he will look to move quickly and doing this can actually work in your favor.

Not at all. I don't take any sides and I call them like I see them... whether you like my opinions or not.

Hell... look me up come August when I enter the 'tough LI market'. Maybe i'll be singing a different tune.
