If you had to choose...

In a Queens/Brooklyn type area, would you rather have a small garden/back yard or a second bedroom? We live in South London, I think the equivalent would be somewhere in Queens or Brooklyn, and I don't think we could afford a property with both...not sure which I would rather have...

Backyard! I had a backyard in one Brooklyn apartment and it was soo great for parties!

Second bedroom! A backyard would be nice, but if you wind up getting PG a second bedroom is a necessity!

The plan is to definitely NOT be PG here in London...but the second bedroom is really nice for visiting family We have no access to the garden now and as summer is approaching, we're getting a little stir crazy...

I've lived in an apartment/co-op my entire life and would arther have a backyard. Guests can sleep on pull out couch beds or blow up beds, but a backyard is a wonderful thing to have!

I think it really depends -
can you use the extra space? I know you're not thinking of a child but what about the extra closets/storage/etc?
do you have a lot of company? I know I prefer having a room and a place to put my things rather than sleeping in the living room with my things out and disrupting my host's lives.
the weather in London - isn't it rainy? will you get that much use of a backyard?
are you near a park?

Sounds like you've made your decision... Like Annie said family can stay on the couch, etc.... You're going stir crazy with summer approaching. I know myself and FH...we love our yard. Even sitting outback having a cup of coffee in the morning brings so much joy.

i vote for yard. its nice to have your own space.

we have 3 brs - one is an office and one is a guest room.

im NEVER in the guestroom. i am usually outside on the deck.

its nice to feel like you have your own space.

i lived in a one bedroom in queens so i could have a backyard the apartment was tiny but the yard to me was worth it. i use to barbeque and plant

I'd go for the second bedroom. In our old apt. we made it into a small home office and it was nice to have the living room free of the computer. Prior to living with DH I always had my computer in the bedroom or the living room, which I hated.

I had a small yard with my one BR, and I did love it, but you can't use it year round, unlike a second bedroom.
