Just put in a bid.....eeeeek!!!

Okay, we put in a bid yesterday, and the realtor said that they liked our downpayment, but that we needed to come up higher in price cause the lowest bid besides ours was about 20K more!!! AHHH....we really were low balling them though, and were planning on coming up that much (but if they took it, GREAT!! hehe...) So we came up ALOT, and we're waiting.....I'm losing my mind!!!

Question though.....closing costs....what do they cover? An engineer is extra? Where does one get an engineer?

Wish us luck!!!

An engineer is not part of your closing costs and something you have to supply on your own. I used:

The Home Advantage, Inc.
Roger Andres
PO Box 466
Miller Place,NY
631-642-1124

He was a great guy! Very honest and thorough. I can't remember how much though because it was 2 years ago...I want to say $350 or so??

StepherG is right about you having to pay and it's not part of the closing costs. We just had our inspection yesterday and the guy was very helpful - yes, he did come out on a SUNDAY for us!

He was Bill Murphy from World Inspection Network in Great River. FM me if you need any further information.

expenses that are not included in closing costs are: engineer, termites, lawyer, appraiser. your real estate agent should be able to reccomend someone. if not Home Team is very good. I just used them myself

NEVER take recommendations for any of these from any real estate agent you are working with.

A lot of times they are in 'cahoots' where the RE agent will give you names of people that will work for a 'quick sale'.

Always bring your people in from outside sources, friend's recommendations, etc.

You may even take a recommendation from anothe realtor that has no say in the deal... since that person really has nothing in on it.

But the only person I would get as advice from a RE agent is perhaps a mortgage broker. Those are the people you WANT to be able to move quickly on a deal.

definately true!! my realtor friend told me they have a mortgage guy they are required to recommend... but she thinks he is actually awful... and whispered to me a better one to go see!
