Long Island real estate market

http://news.yahoo.com/s/usatoday/20050817/bs_usatoday/homepricesextremelyovervaluedin53cities

According to this article, although LI is not at the very top of area with overvalued home prices, it is amongst the top high risk areas of home values to decrease...

Interesting read. But of course, no one can predict the future...

I was just reading that. I have noticed the house prices in the area we are looking to FINALLY drop down, I hope the $$$ will decrease.

Ithink the value will decrease but here is a shot of reality coming from my friend who is a broker..what do you think will happen if the value decreased significantly?...it will have ramifications that will affect our economy..its not as cut and dry as the newspaper makes it seem. Alot of people would be affected..besides I feel if prices dropped interest rates will go up to compensate.

well in our house searching so far most of the houses we were looking at in the beginning of the summer and are still on the market as of now went down in price about anywhere from 15-20k

hope it keeps going that way.

People are also asking way more than they house is worth due to greediness. Sometimes the broker sets the price high and the expectations are that there will be some haggling.

Houses that are priced right sell fast.

We still had an increase in the average selling price in homes in Nassau and Suffolk over the last 2 quarters.

I have a feeling in the next two years you will see a ton of forclosures or selling due to all the people that bought way beyond their means and are living paycheck to paycheck.

Watch for it.

Agreed..... I believe that it will be an inconvienece for some, disasterous for others, and just not great for the economy as a whole.

As long as interest rates stay on the low side and the economy continues to grow or stay the same, you won't see that. Job growth is a key factor.

i agree with your comment on the potential ramifications but it works the opposite way with interest rates - When interest rates rise it may cause a drop in home prices but greenspan doesnt really think there's a 'bubble' so he will not raise rates to compenstate for a drop in home prices (It expected that the Fed will stop raising rates by the end of this year).

i also agree with DJPill and expected an increasing # of foreclosures in the near future as ppl who overextended to buy, put little or no $ down and took ARMs (or even worse option ARMs) are going to experience pmt shock as rates rise and may find that prices havent risen to the levels that they may have speculated.

Well I just hope that the rates dont ever go back to the 16% they were years ago.

When we bought we bought a home because we wanted something of our own . So either way it goes we figure that a drop in house price still is not as bad as paying someone elses mortgage hoping for the prices to drop becasue the future is unpredictable.

Whats sad is my MIL found a house and when she had it appraised it came in for 40k less than asking price..greeeeeeeeeeeeeeeeeddddddddddddy sellers.

Where are you looking. My friends are now buying out in Bayshore becasue the houses they waited on came back on the market for more $$$ in alot of areas.

40k less... thats a GREAT bargaining tool. No way in hell the seller is going to get that because NO BANK will give that person a mortgage for that amount. Its a no-win situation for the seller.

If rates ever go back to 16% you can be sure that I won't be leaving my co-op at that time.

Exactly. Prices aren't going to fall significantly unless the unemployment rate goes up.

And consequently, if people lose jobs and there isn't enough gov't assistance, then foreclosures will happen.

i definitely agree that unemployment is a key factor and i dont think necessarily think prices will fall but at the very least, the growth in prices will slow down substantially bc there are many ppl out there who bought houses they really cant afford speculating that prices will keep rising at the same rate as they have over the past few yrs. with interest rates rising, it is highly unlikely that prices will continue rising at that rate (they are showing signs of slowing already) and when these ppl who took out ARMs assuming they'd sell at a higher price cant sell at the expected price, pmt shock may force many into foreclosure increasing the supply of homes thereby impacting home prices.

we finally figured out what style house we both like and are really narrowing things down now. hopefully before the end of the year we will get something.

Re: Long Island real estate market

This is all so interesting!

BUt I have to add, what about Credit Card interest rates. They are going up and there is nothing you can do about that.

No one seems to be talking about how interest rates are slowly creeping up. Have you noticed I did and promptly paid my card's balance.

People who are already over extended with their homes, cars etc will be affected if they have CC debt and that starts to go up. Greenspan might say he isnt going to raise rates this year anymore., but who the heck is to say?? I mean they say alot of things and then its like Oh guess what we need to. So then you add that to the already increase in your minimum payment. Now add the cost of gasoline and all these people driving around in big Hummers and SUV'S. And now Winter is on its way how much is it going to cost to keep warm this winter?

If you start adding all that up I mean and you are already stretched out as much as you can well it takes just a bit to tip you over.

And paying rent I dont see it as paying someone elses mortgage. The only way that would be possible is if I lived on the street and then paid a homeowner money every month just for fun. If I pay rent I get something in return A PLACE TO LIVE, where its clean and beautiful and where I can have my family over and call home. I dont have to worry about painting or the roof linking or worrying about the boiler and paying high heating costs or anything.

Rents have gone down so much in our area that Im living in a beautiful apartment that 4 years ago was double the price! I love it! Since everyone and their mother is buying a home the apartments are staying behind. There is no way 4 or 5 years ago Id be living in this apartment. I lived in a studio then and now I live in a two bedroom and guess what? I only pay 200 more than I used to pay for the studio a month! And I got a backyard:)

In the meantime we save our money and look slowly as to where we want to live and see what happens. IM not going to pay these outrageous amounts to greedy bastards who are taking advantage of people. Everyone is walking around with this new wave of thinking that everyone has to own a home NOW!!!!!!!

Jesus, I mean people are buying whatever they can. I mean the disgusting dungeon l homes Ive seen on the market for more than half a million, its disgusting! and or these homes with one bedroom and one bath! I mean thats an apartment!! Yet people are out there buying up like maniacs hoping they can make double in the next two or three years.

Its just not possible nothing lasts this long and everything comes to an end. We read the NY Times and watch the news and people although some scared to out right say it have been hinting about somthing happening yet people dont care. Experts are perplexed as to how this has lasted so long. Ever heard of the bigger they are the harder they fall? The bigger the bubble the harder it will pop!

Yet just this week a coworker told me she took a 401-k loan, took her IRA and he did the same and they took cash advances from their CC to pay 15% down on a 750,000 home???

I said 'WHAT?' and she said 'yeah in a couple of years we will sell it for a million and we will make a profit.

Then this other lady was telling me how her mother purchased a home years ago for 75K now its worth $350,000. its in I really bad neighborhood of Brooklyn, well its gotten better over the years still I wouldnt live in it. 'Isnt it great?' she said. I said yeah great so she sells it and if she wants to live in a better part of Brooklyn she has to buy a $750- $800,000 home. What good is it?

If your home is worth so much now, guess what? so is the one next to you and if you want to move up then be prepared to fork almost everything over to be able to afford it! and if you are done with your mortgage well be prepared to start paying up for another 30 years and also hope you have a salary to go with that kind of mortgage.

Anyway, thats just my rant for the night sorry if I rambled on to much.

Re: Long Island real estate market

you are absolutely right about CC debt.
i also agree with your theory on rent. i am waiting to see if prices drop a bit and in the interim enjoying living in a luxury bldg in an apt that i prob couldn't afford to buy.

i disagree about the pop of the bubble bc its not like the stock market where ppl can just sell off at the same time drastically causing prices to drop. i think it may deflate gradually but not 'pop' (most WSJ articles on the 'bubble' support this).

and your point about your coworker is EXACTLY what i am talking about. completely overextending speculating that her home will appreciate in value by 33% in a couple of yrs. if prices drop, it's the ones in that price range that will go first (and in some areas already have gone down). hopefully she didnt also take out an option arm so she could allow the mortgage to negatively amortize until the value goes up and she can sell it. there are many people like that and unfortunately some ppl may get a startling wake up call in a couple of yrs...

Re: Long Island real estate market

While you guys are right about several things you aren't regarding rent being better than a mortgage.

The interest you pay on a mortgage is tax deductible. DH's friend makes about the same as him and when they were both single his friend's rent and DH's mortage were pretty close in cost. Well, FH made out much better tax wise because of the mortgage versus rent. Also when you buy you do build equity. Yes, prices are not going to increase as much as they have in the past few years but they most likely won't go down. This area can only build/hold so many houses because it's an island where some other areas of the country can continue the urban sprawl.

Re: Long Island real estate market

Well, I think the most important thing about buying a house is not buying a house just to hope to have it for a few years and make a profit.

I'm ready to go into contract for a house in Lindenhurst, and it will be a struggle financially, but I got a fixed rate, and I'm putting a pretty good amount of money down, so I feel secure. I feel like the house is worth the struggle because it's my dream home, and I can't picture finding anything better. I'm not getting it, hoping that the value will appreciate (but I would at least not want it to go down) because I plan on staying there for a very long time which is why I did everything in my power to get a fixed rate.

It's a very frightening market out there. Especially for people who don't own a house like me. But I don't expect the house prices to just drop drastically. The worst I think will happen is that the prices will just stay at a steady pace.
