If possible you might want to try Kings Park! My IL's area is child filled, has nice sidewalks is about a 3 minute drive to the water.
Or also maybe parts of Fort Salonga although that woudl be the top of your price range! my BIL lives in a small community 2 cul-de-sacs off of 25A and I think every house has at least one small child! Its nice and the homes are pretty big! And they are in Nortport schools!

If it's the homes I'm thinking of, they're well over a million.

my friends's aunt is a realtor, but wanted to get an idea of various neighborhoods before contacting her. would love to find a 'young' area w/ beach rights.

I just meant use Harbor Gates for their listings since they cater to the Centerport, Greenlawn & Huntington community, not for their realtors.

In Northport/East Northport - Crab Meadow (very close to the water) and the BellCrest Area's are good places with a lot of children. Very easy for kids to walk over to a friends house to play

i know where crab meadow is and although i love the area, the houses are smaller than what we are looking for and there is virtually no land.
where is bellcrest?

Have you been up into crab meadow?? Most of the people I know in the area have big homes and a nice peice of land, if not looking over the water...Give Crab Meadow a second chance!
If you want a lot of land, I'm not sure if the Bellcrest area is right for you. When your driving on Larkfield heading North, the road splits. Take the lower road, Veron Valley. The Bellcrest area is on the right.
Have you looked at Eaton's Neck?
The area's between Norwood ave. and Ocean ave. School's might be a nice area for you or behind James Street.

There is a house for sale on Old Town Lane in Halesite/Huntington. It is an estate sale. My aunt lives next door and the entire community is full of kids. She has two! I believe that the house is between $500,000-600,000.

I am not sure they are the same because none of those homes have sold for near a million. they are all in the 650-750K range.
