be careful, we almost got screwed by a miserable man from a well known company. I highly recommend Washington Mutual, if u want who we ended up using in the end FM mail me. he was fabulous!

We got very good rates with Home Finance of America- our representative was Jodie- overall they were great (although the attorney was two hours late to the closing)

We had a fantastic Mortgage Broker. The name of the company is Waterfield Financial. They have a website under that name and the broker was Joe Purshke. If you call them, tell them Kristen Clodfelter sent you. They were able to get us approved when no one else would (tons of student loan debt) and no points. Very good to work with, fast and responsive. good rates. Good luck!

Careful with mortage companies! There are some out there who have a very high sell-off rate. Basically all they care about is closing the deal with you, not a long-term commitment.
First West was recommended to us .. they have a very high sell-off rate .. and after the closing, we never made a payment to them .. because we had been sold off to another company. In our first year or so .. we were sold off from one place to another .. very annoying!
We ended up with Washington Mutual. Until a few years later we took someone else's advice, and went back to First West for a refinance. STUPID!! We ended up right back with Washington Mutual .. we should have just done the refinance with them, like we were going to .. but we 'trusted' the person who swayed us the other way.
I highly recommend Washington Mutual.

we have them now, but its because they manage our loan after it was sold
We closed with eloan and were very happy with the rate and the service. Having online capabilities was definitely a plus.
(as for loans being sold - it happens ALL the time, especially in the first few months. Mortgages are 'bundled' together and sold off to places like Fannie Mae. They then create bonds using the mortgage interest as dividends to the investors.
A bit inconvenient to you at first since you have to redirect your payments but its more a fact of life than a negative of any one bank)

If any of you belong to a credit union, or have the opportunity to join one, I seriously suggest you join. They are non-profit and their interest rates are lower and closing costs are cheaper. We belong to Bethpage Federal Credit Union and they are fantastic. We're actually in the beginning stages of refinancing and are about to lock in at 5.5% w/no points.

We used HSBC, but I don't recommend them. They were very slow and held up the process because a piece of documentation they forgot to get ready for the closing. Their rep was also over 1 hour late to closing.
The management company of our building has now refused to ever deal with HSBC again after the experience with us!

And do be careful, there are a lot of companies out there whose primary goal is to make a quick buck at your expense...They will often promise you the world and then slam you at the closing....
Wherever you go, make sure you carefully read everything, and do not sign anything you are uncomfortable signing.
