well, we had the inspection done. we have carpenter ants , no heat in the kitchen and a few other things LOL! Lets just pray the homeowners agree to the major things that need repairs!

I don't know about NJ but in NY the homeowner is responsible to make sure that the plumbing and the electric are in working order (I am assuming that includes heat too)-- definitely check it out.
After our inspection, we had to give the homeowners a list of things that they had to fix-- like grounding outlets-- all related to the electric.
Also the roof must be free from leaks--that is another requirement in NY.

NJ is pretty similiar. I'm just worried about the ants
