Need advice about real estate agent ?etiquitte?

If anyone is in RE or knows about this, I have a kind of weird question. DH and I like this one house that this agent showed us. We put a bid on it but the sellers counter bidded and then we counteroffered on that. The agent we went through said they wouldn't go any lower. Now, we're finding that our agent isn't the best to begin with and we were wishing that a different agent had showed us the property - someone who would maybe work a little harder to get the deal through for us.
So, I understand that we really couldn't do that, right? I mean, find a different agent to help us with this property. But, what if we called the sellers agent directly. We just thought maybe if we talked to her directly, maybe she would be wanting to try and get the sellers to consider our offer (we're actually not very far seperated from what they wanted). But, like I said, we just were wondering if speaking to her directly would be bad - in terms of 'going behind our agents back.' Anyone have any advice?
Thanks.

I would ask the agent to ask the sellers if it alright for you to call. If the house is Multi-listed you can go to another Real E Agent. I would be honest and tell the new agent you wree dealing with another agent that you didn't like. They she will know the best way to handle it. Most house are usually Multi-listeed!

There is an Agent in Selden/Centereach that is unbelievable!! She is in The building with The Tax Greivence place her name is Rita T and I could brag about her enough.

If you have an issue with your agent I would go to the owner of the office and explain the situation and ask to be switched to another agent. They won't want to lose your business.

I dont know if you can or cant do this. But My FBIL just had a HUGE issue with his RE agent! They bought a very $$$ house, it was listed with an agency, then taken off the market, my FBIL had seen it on the agency's website but never went to see it! After it was taken off the market, they inquired to about it, made an offer and the former listing agent threatened to sue to get their commission b/c they felt that they were responsible for the sale blah blah blah. This held up the sale a few months End of story, my FBIL paid the commission for the house he bought becuase he really liked the house!

Just be careful what you do....

are you working with a buyers agent- did you sign an aggreement ??if not you are working with an sellers agent ( most agents are seller's agents)

Seller's agents work for the seller and they try to get the best possible deal for the seller. All they owe you- the customer, is fair and honest dealings- they have a duty to bring the seller a ready and willing buyer.

BUT- if this particular agent is not the listing agent, I cant see how he/she would benefit in not making your offer to the homeowners fairly and appealing becuase she would not get a commision if she did not sell the house or if another agent's offer was accpeted. you you understand what I mean- sorry if this is unclear.

btw if you have more q's let me know- I am
a re agent.
