Need advice - Open house

Need advice - Open house

I would post this on the home board - but its been slow this past weekend!

FH and I are going to our first open house today.
We really can't afford the house yet - but its been on the market forever and I don't know why, so I want to get a good look at it.

FH and I plan on seriously buying at the end of the year, so we wanted to start looking around to get a feel for what we like.

We already have neighborhoods in mind.

Any advice you can give me on what to look for, etc would be great!

always ask the 3 most important questions...how old are the windows/doors, how old is the roof (check how many layers there are also), and how old is the boiler. Also, if it's oil fuel check if the oil tank is above or below ground (above is preferable). Other than that, just check and make sure the space is adequate for your needs. And always remember, you'll never find a house that has 100% of what you want! HTH!! have fun!!!!

Look at ceilings for water damage, especially now after all the crazy rain we've been having...

Appliances, kitchen anf bathroom conditions, as they are the most $$ to replace and your best bargaining tool....

Ask what taxes are, whether they have the Star Program (tax reduction), monthly bills....

Check out you neighbors too, how they keep their property is a good indicator of what they may be like. (sorry but it's true most of the time!)....

If you have someone who knows what to look for, BRING THEM!!! My DH is the flashlight clipboard guy who sees everything.

We looked at a bunch yesterday, and the one I love has so many little things that I didn't notice!!!

If you need any more ideas, lemme know!!!
