thats where we're considering at the moment - eastern suffolk, though not out on the fork.
I'm trying to get a sense of whats available, and what the expense is of building...
Erica - I replied with question to shelzyp in her thread. Thats what inspired this one.

Re: new homes / buying land on LI
I know not LI, but we're building in FL.
We have our land (which we got last year) and we're going in the winter to sign the papers for construction.
For us the process is we have to get a construction loan which will then turn into the morgage. How that works is we apply for the loan for the house. As the builders need the money they take it. Then when the house is completed we pay the bank back the money but its a morgage.
We were then told it will take 6 - 9 months for the house to be built.

You might be able to find land available in the Manorville/Eastport area. There is ALOT of new construction going on there.

Re: new homes / buying land on LI
We just drove around to new neighborhoods, most of which have trailers out with all sorts of info on pricing, etc. I know that Country Pointe has a trailer on 347 in Stony Brook, so I assume they're still building.
It took 7 months for our house to be built. Any upgrades have to be paid up front (at least with our builder) and weren't something we could roll into the mortgage so we actually started with quite a bit out of pocket. We didn't take out a new construction loan, just your standard 80/10/10/.

Lisa...there are quite a few new homes going up in my area (Holbrook). I willlet you know if I see any land. I am assuming that you already have a house in mind...you just need to land right?

Re: new homes / buying land on LI
right! We want to design our own home, and are considering a Sunlight home (more energy efficient plus it makes the most of the sunlight - I like bright homes with big windows).
This is all still in the investigative stages - just trying to get a sense if its possible...
(getting jobs and being in NY all comes first)

Re: new homes / buying land on LI
We are currently in contract on a home that is going to be built shortly. Our builder designs and builds custom homes on either land that they have or land that you own. I don't think all builders do this. They might be worth checking out. If you're interested, I'll get you their number.

Lisa, I think the idea of a Sunlight home is great...but, just remember that NY does not have the same brightness quotient that the West coast does. How do you even begin to research whether you'd have enough sunlight to sustain the power for your home?

Re: new homes / buying land on LI
thats a valid point Claud, but its not about the house being powered by sunlight, just designing it to take advantage of the sun & light - to capture views and get the best natural day lighting, conserving energy and using environmentally conscious materials- keeping heat and cool in, etc.
This is just one thing we're researching...if we go this route, sunlight homes researches the climate etc to design for the surroundings.
some details from their website: Our homes are designed to fit your lifestyle, your land and your building budget, with solar orientation, views and effective use of natural resources in mind. Abundant windows provide natural day lighting and winter heating. Rooms flow together naturally and indoor space joins with outdoor space effortlessly to create a unique and comfortable living environment. Our structural insulated panel walls + roof create a more comfortable home year round with more stable indoor temperatures; using a fraction of the energy.

Lisa, THAT is soooo COOL! If you and Al do build one of those...I want to come visit!
Lisa...I just remembered...there is a Catholic Church in Greenlawn (my parents live around the corner from it) and they have had these fields in the back for years...(I used to play in them as a child) well they just created a new sump and my parents think that they are going to be selling off the land (was meant to be for a Catholic school...but never came to be)
If you want to look into it its St Francis of Asisi on Clay Pitts Rad in Greenlawn...
