NWR: Condo/Co-op

Hi Everyone!

I am relatively new to the boards, but I was hoping I could get some help. FH and I are looking to move into a co-op or a condo in Suffolk (preferably near Hauppauge/Smithtown/Ronkonkoma/etc). I was wondering if anyone knew of any nice co-op or condo communities in that area, or if you knew of someone trying to sell a condo or co-op in that area.

Also, if someone could give some clarification into the difference between a condo and co-op (and which one is better!), I would really appreciate it!

Thanks in advance for the help!

I've been looking for condos as well in Nassau County. Check out this site. It might be able to give you a heads up.

YES we were looking in Islip and found a great place, let me find some links on MLS ...

ok, its called 'Forest Green' and its in Islip...

they are coops - the main difference is that in a Condo, you OWN the building like a house. You take care of the maintenance etc. and you have low maintenance fees. With a coop, you own SHARES in the development, they take care of maintenance, garbage etc. The fees are higher but coops usually cost about half of what condos cost!

here are some links to some of the ones we looked at!
