NWR: Continuing our house shopping...Can you guys give me some opinions about some LI towns TIA (LONG)

Me and Rocco have been house shopping for about a year now. Not crazy but casually looking around. Rocco has been very adamant about living in West Islip or Bay Shore (ONLY w/West Islip school district). A friend of mine last night was saying how bad WI school district is now and how it used to be good, blah blah blah. I thought WI was one of the best SD??? So now I’m thinking if we’re making a bad decision about that town. I don’t know much about western Suffolk towns/school districts, etc. being a Nassau girl. I was hoping maybe some of you guys could shed some light on your town you live or towns you know of that are safe, have good school districts are in the western Suffolk area. We want somewhere similar to the towns we live in now (safe, no bad areas, good school district...well Plainview has a good school district I hate Farmingdale, no offense to anyone who went there) I live in Plainview and Rocco lives in N. Massapequa, I wish we could afford to live in either of those towns because they're both excellent areas but unfortunately we can't.

I'm interested in finding out about Babylon, Babylon Village, West Babylon, West Islip, Islip, Islip Terrace, East Islip and any other towns around there I may not have mentioned. So if you could give me any information I'd love to hear some. Thanks alot guys.

SORRY SO LONG!

Well, I grew up in Bohemia (it's sandwhich in between Ronkonkoma & Sayville) and that area along with the surrounding towns, Sayville & Oakdale are great! The Sayville and Connetquot SD are really great and it's very conveniently located near Sunrise Hwy, and about 10 mins to the Southern State and LIE. LIRR is close too. And about 15 mins to the beach (Robert Moses)..
I live in West Babylon now and I LOOOOOVE IT! I don't think we'll ever leave the Babylon area because it's just so great. It's so centrally located.... close to Sunrise and the Southern State (the LIE is a little bit of a hike, but only like 10-15 mins). Rt. 109 runs right thru and connects to Rt.110 and brings you right to Hempstead Tpk. Babylon Village is great, so many cute little shops and restaraunts and little neighborhoods. It's sooo super close to the beach. The houses in Babylon are a little more pricey than in West Babylon and you'll definitely find a few more fixer-uppers in W.Bab than you will in Babylon (from what I've heard, there are a lot of older people still living in the original houses, so when the move out, there's a little bit of updating to do).
You and Rocco are looking at the perfect time.... the market is so soft right now and prices just keep dropping. They'll never drop to what they used to be, but it's getting a little better. I'm sure you're familiar with www.mlsli.com, but that is such a great resource.
I hope that helps... FM if you have any other questions about those areas.

i agree with kim in her sister town lindenhurst and i love it here and in babylon i wouldnt mind living in either. just need to stay away from N. Lindnhurst and the part of babylon that butts up to whyndanch (not good areas AT all) West babylon has alot of house i know cuz my family is moving and we've been looking for about 6 months and just found a house on north 6th in lindy.

good luck with the search and if u have an ? about a specific street or areas in both theses towns let me know im more then happy to help

My MOH just moved to N Babylon. I had never been there before (I grew up in Bellport - eastern Suffolk) and I absolutely LOVE it. North babylon is awesome!! The downtown is great and its filled with people our age. I recommend it!

I don't know much about suffok, i'm a queens girl! But, my fiance is from smithtown and his friend bought a house a couple years ago in east setauket when it was at the top of the market. Now the market has come down A LOT and he said what the houses are going for near him are ridiculous! He says the schools are good there too. Again, I'm not sure of the geography of suffolk so I don't know if it's an area you'd be interested in.

OK Bon, we are totally soulmates. If FH and I ever decide to swing, I know who to call.

I live in N Babylon - born and raised!! On the playground is where I spent most of my days..........

I wouldn't buy here though Melissa, don't check out NB.... unless it's Babylon SD - down Old Deer Park Ave, closer to the village... JMO.

I work in Islip and the district is not the best...it's nto terrible but parts get a little shady around Brentwood and Central Islip. I would stick to places like East Islip, Brightwaters is nice but you would have to send the kiddies to private school like st.john the baptist...I am a North shore girl myself and there are some nice town there, smithtown, st.james hauppague, nesconset, I live out in Miller Place and it;s beautiful and its a great school district but I think that might be to far east for you guys...FM if you need anymore help..

Well... I live in WEST Babylon..and yes the part that puts up to Wyandanch. So.. no it isn't that bad at all. IT IS SEPERATED BY A PARKWAY... the southern state. And no, nothing MAJOR has happened here. I love this area. The schools are amazing. I happen to love my neighborhood. Quite frankly.. if you are worrying about being close to WYandanch that is insane.. because a quater of wyandanch is zoned for west baby schools and north bab as well. So please.. look everywhere in west bab.. I would look for the number streets between wellwood and straight path as the other side of straight bath the houses are small. Orginal owners who did quality work themselves.. a good thing.. but they need updating!

East Setauket is very nice - but its much further out east than West Babylon. FH and I are looking in E. Setauket though.

I have never heard anything bad about West Islip schools - in fact I think they are the best out of Islip/West Bablyon/East Islip. I agree - stay away from North Babylon and North Lindenhurst. Lindenhurst schools are ok - i would just buy south of sunrise.

www.greatschools.net. is a very helpful website.

good luck!

eta: and I went to Farmingdale - Im not offended that you dont like the SD im just wondering why? i would say its comparable or even better than west babylon and Islip.

Thank you guys SO MUCH for all of your replies it honestly helped alot. It's hard to house shop in areas that I don't really know and then no matter what the town or school district is like the real estate agent is always like...'this is such a desireable area, the school districts are great, blah, blah, blah'. We went to a handful of open houses today just driving around...but nothing that really caught our eyes.

I am totally taking all of your opinions about your towns into account, I really thank you so much for taking the time to write all that
