NWR: For those who are house hunting or have been through it
How long before you actually were buying did you start looking? I was told that we should start looking now if we plan on buying after the wedding which is 6 months away, so we can get a feel of what we want... although I don't think it will be right away I have a feeling we might have to wait a few more months...any thoughts?

I started looking in November. Found a perfect one at the end of December. We went to closing at the end of March. Hope that helps! Good luck!

So it is def. a few month process but I feel like if we go now and we find something we can't really do anything till after the wedding so why go through it, but I know we should def. get a feel of what we are looking for.

Dh and I have been looking for OVER a YEAR!! We still have not found The 'ONE' My advice to anyone is to start as soon as possible. We are in no rush. Many suspect the market will decrease to an all time low then level out. We will def buy at that time. Just know its a buyers market and make sure you purchase the engineer report no matter what!!!

We started looking in April, found the perfect house in July and closed in September, so all together it took 6 months.

Thank you ladies! Oh and another question...did most of you get pre approved while you were looking or only when you knew you were going to buy? I want to still work on our credit for the next 6 months, it isn't bad i just want to make it better.

we got pre-approval before we looked figuring it would help if buyer knew we had the financing

Pre-approval is a fast process- when you find something you like, I recommend that you present an offer with a pre-approval- in this market its even more important since its so difficult to get a mortgage because of the crisis in the industry.

OMG! It feels like FOREVER! Thank god for www.MLSLI.com that's where we found a lot of the houses to look at (Newsday is always a good starting place)....but then take that house & plug it into the website & really look to see if you want to waste your precious time seeing it! It is a buyer market!! There are TONS of houses...DO NOT SETTLE! You will find it. We were about 6 months of looking....then found (what we thought) was the house, built in 2004. We were CRUSHED when the engineer said NOT to buy it. (foundation issues & settling issues & no warrantee). BUT that's OK, because the DR was a little smaller than we liked & a little too close to a highway anyway. PS about 2 months later we found THE HOUSE. We must have gone back to the house 5 times before putting a binder on it...All worth the wait. We hope to close this month, God willing, or next month.
Best of Luck to you...& DON'T Settle unless it's THE HOUSE! There are too many houses on the market!

I am constantly looking on there, i guess FH and i have to agree to where we would go at this point. I am willing to be more open minded, if it were up to him he would say Long Beach and only Long Beach which is where we currently are but it is just too expensive and i don't want a bungalow for the price of a house I could afford more east! No settling here! I've learned that I make quick decisions in my life and this one I am def. going to take my time with!

We started looking in dec of 06 and closed in may of 07. It depends on how quick you find 'the one'.

Re: NWR: For those who are house hunting or have been through it
I would def start looking now! Sometimes it takes time for find the 'perfect' house for you guys & also for things to 'work out!'
We found the house we wound up buying in May, paperwork, lawyer crap, etc throughout June & July...closed on the house August 31st.
And make sure you get pre-approved for a mortgage too..that helps bc it reassures sellers that you are serious & will actually be able to buy their house.
Andddd...make sure that you figure out your price..we miscalculated & would up looking at a house we wound up not being able to afford..and of course we were IN LOVE with it!!
house-hunting is so hard and very emotionally draining as well....
Good Luck! & just keep thinking 'We WILL find the perfect place!!!'
