NWR---Has anyone recently purchased a home?? Help me to stop being so stressed (vent)!!
Ok so DH and I married almost 3 months and we are now looking for a house.....here is the problem and why I am so stressed
DH is in the FD for our town and with that he would like to stay in the same town so he doesnt have to quit the FD ( he doesnt want to go to another one...dont ask..lol) so that doesnt leave us with much of a selection...... DH and I together make alittle over $$$,$$$ 6 figures......and it seems like we cannot afford anything in this town and if we can it either needs TONS of work or its in a not so great area.
It drives me nutts because I think between the 2 of us we make pretty good money but it just doesnt seem like we can afford anything.....How is everyone doing it??
Sorry, thanks for letting me vent!!

it does make it a little easier to narrow it down to one or two towns - that took FH and I forever to do - you will be able to stalk the listings everyday until something comes up in your price range...
are they way out of your range, or just a little? If they are way out of your range, can you convince your DH to go to the next town over if its cheaper? would he have to quit the FD then?
i feel the same way, FH and I make good money, yet it seemed like we could afford nothing - I suggest going to the Long Island Housing Partnership (www.lihp.org) its free and they go over how much you can afford (and its all for you - they arent mortgage brokers)
make a list of the new bills and put it on paper to see if its doable. if you get a fixed rate mortgage, with a fixed payment each month, it will get easier as you guys get raises.
good luck!!!

I know how you feel. The prices of houses (and the taxes and the closing costs) are ridiculous...
I hope you find something soon

one piece of advice - shop around for a great realtor. someone who will really listen to your needs and work hard to find every possible listing for you. it won't cost you anything if you decide not to work with someone. we could not have bought our house without our realtor helping us every step of the way - he knew what was going on the market before it went on and made sure we were the first to see it.
the other advice is to be patient, which is the hardest thing to do!! something WILL come along, but try not to drive yourself crazy during the waiting game! I know, easier said than done, but it will all work out! good luck!!

Sorry to hear about that. the house prices are ridiculous. this may not be an option, but what FH and I did was we bought a co-op first. We paid a quarter of the price we would have for a house and we're using that as a starter. After the wedding, we should have made enough money on the co-op for a nice downpayment. just a thought. good luck though.

Prices are rediculous. Me n FH bought a house right before Christmas but we are still living at home. We have rented the house out (legally!!) so its almost paying for itself. See if you can get one that can be a legal two family so the rent can help with the mortgage. We really don't know if we want to keep the house but we saw it was a good deal and took it. Needed some repairs but that's what family's for right?? hehe Good Luck!

FH and I just bought a house. And it is the most stressful time. We closed at the end of April and are now trying to set it up before the wedding. It is very overwhelming but definitely worth it.
As another poster said, definitely find a realtor you trust. They can be a big help in the looking process.

Make MLSLI.com your new best friend !!! I used it constantly to get daily updates on houses up for sale in the town FH and I preferred....and you can put in a specific price range..........Something always comes up......it is a BUYERS market this year....dont be a afraid to negotiate negotiate negotiate

We bought a house last year and we don't make 6 figures yet. We just figured out how much we could afford and had to stick to that. We looked at what we had saved, set a goal, and then took another year to hit that amount before we started looking. Luckily between us we were able to put down 30% otherwise we wouldn't be able to afford the mortgage every month. It's tough.

If the homes aren't way out of your price range, I suggest being patient and something will come along, it might take a bit longer though since you are limiting your search to one town. Have DH ask some of his FF buddies to keep an ear out for anyone selling a home, this way, you may be able to see a house before it is listed and work directly with the owner.
Another thing to do is see if you can get an exception to move to a neighboring town and still be in the same firehouse. It's weird, I live in Rockland County and you can still be in one FD and live in a different town as long as you are close (you don't receive a tax benefit though). Some of our friends do that.
When we searched for our house, DH really wanted to live where we ended up buying. We expanded our search to include the neighboring area but, it was in a different town so he wouldn't be able to get resident privledges at the golf course. I wanted to stay in one of the two areas because I take the train to the city. Luckily, it ended up working out for us (at the beginning of the search) because someone knew we were looking and matched us up with someone looking to sell. Our house needs a decent amount of work but, we painted the walls, resanded the floors and are doing some improvements in the kitchen and it looks so much better already!

I totally understand. We have been house hunting for 6 months. FH himself makes well over 6 figures and the house we were seeing he on LI were AWFUL!!!! It was ridiculous the amount of money we would have to spend to get a decent house, in a decent neighborhood.
Ao we decided that we can't stay on the Island, My only hope of becoming a stay at home mom are if we leave LI. We have started house hunting in southern CT and it's going great!!! We are seing house well under 400,000 that are gorgeous and on land 1+ acres!!!! So we will not be staying on the Island. I guess this doesn't help you much but I feel your pain in house hunting here!!! IT'S AWFUL!!!

We just bought a house last month and it was hard. My FH wanted to stay in our immediate area on the south shore (Sayville, Bayport, Blue-Point). It's a very expensive area for established people, let alone us. But we ended finding a foreclosure in mint condition and saved almost $100,000. If you keep your eyes out, you can get good deals sometimes. Foreclosures are on the rise. But it's been the most stressful time ever! Don't be frustrated!

all i have to really add is taxes are the kicker and be really prepared for all the crap that will come up after you purchase. we have a beautiful home on an acre lot and the first week we found out we had to spend 5000 on bad plumbing 5200 on a sprinkler system, squirrels made holes in the house ..omg..i can go on and on...the bills wont stop. just be prepared. :0 good luck hun.

First off you definitely need to take a breath.
It took me 27 years to realize that it is completely and totally impossible to be in a debt free exsistence on LI. I say go for it...don't go out of control but be happy. If buying a house makes you happy then do it. It seems like an impossiblity but everything has a way of working itself out. My opinion is to buy the worst house in a good neighborhood. This way you don't spend an arm and a leg down front but you can budget the renovations. It's so hard...I wish you the best of luck!

If you are going to use a Realtor make sure you use find one that is going to Represent you as a Buyer Broker, many buyers are unaware that the agent's showing you the houses are working for the Seller not you. It's a nice route to take b/c as a buyer broker you get the best loyal treatment from both ends, the agents negotiates on your behalf not the seller and you can go to open houses without your agent. 99% of My best buyer broker relationships are all couples that are looking to get married ironically. I represented myself when we bought our house and it is so different being on the other side so I totally can relate.

Re: NWR---Has anyone recently purchased a home?? Help me to stop being so stressed (vent)!!
It IS very difficult--we're in the same boat. We really want to stay in our little village, but it's very expensive here. What we're planning on doing is taking our time. We like our apartment, and we figure that we're going to have to break our lease anyway, so there's no rush to find anything. The best thing you can do is wait, although you may not want to hear that. From what I understand, the real estate bubble is breaking anyway, and prices are going down, so waiting is a good thing. Not that they're going to drop by half or anything, but they are definitely less than they were a year or two ago.
Good luck!

I totally relate. I only wanted to live in Sayville and everyone kept yapping at us and telling us it would be impossible and we would never find anything that was affordable and yada yada yada.
Persistance paid off.
House prices ARE falling. IF you keep your eye on MLSLI for places that are on the market for a while - you will be surprised at what you find.
What town are you in? The house next to my girlfriend is going up for sale in Sayville and it will likely be a STEAL.
