NWR House Hunting!

NWR House Hunting!

So after a month of disappointments (found a gorgeous home in Malverne for 299k in foreclosure but they got an accepted offer within 3 days of the listing being posted, ugh... and then a similar situation occurred with a home in Floral Park and a home in Carle Place) we are taking a look at 3 homes tomorrow in Westbury, but in the Carle Place district. So excited to take a look at these three, and hope that we can put a bid in for one of the homes. Homes right now are going SO quick because mortgage rates keep on climbing, and I don't blame them. We want to get a home ASAP so that our rates don't go any higher!!!!!

I'm sorry about the previous homes, but it seems like you're on the right track. Good luck with the next three homes! Something will definitely work out

We're in contract on a home. Not closing until November though. (Owner has to retire) Your right though. Houses are flying off the market. Ours was only on the marker for 27 days and we had to outbid someone. Owners out it on the market when they did by they didn't think it would sell so fast. Glad they did though be prices are climbing and we were able to get the house in contract now at a lower price then we prob would if it listed in the fall. We are happy to wait until November because we have time to save more money.

But, don't worry about the mortgage rate. Our broker said they always go up this time of year and they will creep back down. Houses are flying now by the market is growing up and ppl want to move before the school year begins.

When you find the house that is supposed to be yours it will all work out. Don't get discouraged.

Yeah the realtors said it's mostly because families with school-aged kids want to close now so that they can be moved in before the school year starts. Since my wedding isn't until May, we have time so I thought that by going the short sale or foreclosure route would be good for us because the homes tend to take a little longer, but are usually cheaper. But 99% of the short sales and foreclosures were in really really bad condition. Today I'm looking at just regular home sales. I think we should be a little luckier with these ones :)

Re: NWR House Hunting!

We spent about $25,000 mopre then we wanted to. The houses that were in our price range needed too much work. For $25,000 more we can pretty much move right in. A few things need to be done (kitchen floor, back splash, bathroom) but nothing major. So it was worth it. I was told every $20,000 is only about $10 a month more on your mortgage! If you are not putting 20% down let me know I have a great broker. He worked the numbers for us that we are putting down less then we wanted to but paying off the PMI upfront. Saves about $300 a month on our payment.

FH and I are in the same boat as you! We've been looking at houses and the one we really liked needed so much more work than it was worth. House hunting is very frustrating

My dad is actually a broker, and we will have the 20% down- We saved alot and want to avoid having to get mortgage insurance. We are looking at homes priced at 395, 375, and 339 today.

1. The 339 home is a 2 bedroom cape but was kept well and things have been updated in the process. However, it isn't dormered on the 2nd floor, but would be a cute little starter home.

2. The 375k home is a wide cape with 4 bedrooms because it's dormered on the 2nd floor. To add the 2nd floor in would be like 60k as that is a HUGE renovation to a home, so paying the extra 20k and trying to get the home for like 359 would be better than having to expand the cheaper home. Negatives (or positive to some): It has an inground pool in the backyard. The idea sounds cool, but it will be kinda hard/expensive to maintain.

3. The 399k home is the perfect home. Corner lot, wrap around porch, new kitchen counter tops, but kinda old cabinets. Mostly just needs tiny updates to our liking, but it is totally move-in ready

Feeling good about today though!

I completely understand! i've been looking for 2 years and we finally found something the day it went on the market and put in an offer the next day and it got accepted on the spot. We are supposed to close at the end of June - it all happened in less than a month!

Don't get discouraged. My heart was broken about 6 times over homes that I thought were the 'perfect' house, so I completely understand how you feel.

Good luck today and hopefully you'll find THE ONE!

Update: FELL IN LOVEEEEE with the 395k home, and met the owners: 90 years old and were the original couple who owned the home. They were so sweet and the home was just perfect. We are hoping that since there were no offers yet, that we can start low and hopefully get them to accept the offer since they liked us to much :)

I don't want to get overexcited, but I really want to make this my home!
