NWR - House Hunting Vent

NWR - House Hunting Vent

So frustrated right now..we had an accepted offer on a house and took a day off last week to bring in the inspector. And now after we wasted a day off from work and spent $500 on an inspector, the homeowner decides to cancel the deal to try to get more money. Couldn't you have said that before we wasted our day and our money?!!? So mad right now!!!! Plus, right before we went in for the inspection last week, someone hit my FH's car.

Did you guys sign a contract when they accepted your offer??

We Just went into contract on a house and we're doing our inspection on Friday and the sellers can't back out now only we can.??

So sorry that you are going thru this! Ugh! FH and I had our inspection done [also $500] 2 weeks ago and signed the contract last Tuesday. We are waiting with bated breath for the Sellers to sign the contract so we will be officially 'In contract.' It seems like they are taking too long!! And of course, the interest rates keep rising... and we can't lock into our rate until the contract is signed by them!! It totally suc ks how they sellers did that to you and FH!! I believe that things happen for a reason and that house was not right for you guys. And as for the greedy sellers- what goes around comes around!! Good luck looking!

They can technically walk away until they sign the contract...that was so unbelievably rude that they did though

On a personal note -- I am going into contract on a house too and I'm so glad that there are other girls out there purchasing homes so close to their weddings too...I thought I was crazy...hopefully I don't have a nervous breakdown btw planning and closing on a house

Similar thing happened to us and it turned out for the best because we found the house of our dreams in Oak Beach weeks later Hang on your dream house is on the way. Everything happens for a reason

I'm so sorry this happened. We had something similar happen - they signed the offer letter, and on the third day they got a 'higher offer.' My friend's father knows the selling agent, and suspects his ethics, but there was nothing we could do about it. We ended up matching the offer and getting the house, but FH and I were real bitter about it for weeks.

For those of you moving and planning a wedding, it does get overwhelming, but it's so worth it. Hang in there - it'll all work out!!!

Most people sign a written offer called a binder and get the inspection before they go to contract. The binder isn't actually binding, though.

Just hang on- everything happens for a reason. I really feel like buying a house is the most stressful thing ever. I almost had a nervous breakdown while we were buying ours. It was a foreclosure and there was sooooo much more red tape to go through. But we survived and so will you! And it is so worth it!

Now I get a call today from the agent saying that the seller changed her mind AGAIN and the house is ours if we want it. What is wrong w/ this lady? Every other day she changes her mind! FH and I are thinking about declining now just to spite HER! So so stressful.

I work for real estate attorneys and have experience in buying a home myself. You should always be in contract before you have the inspection done and before signing that contract, make sure there is a stipulation in there that says you can back out if they find problems with the home.

If you were not in a contract, there is nothing you can do. I am sorry to hear that you lost out on the money and time and nonetheless the accident with the car.

I guess take this experience as a learning lesson and for the future, always make sure you have a contract signed by you and the seller before doing an inspection. And as i said before, before you sign the contract, be sure there are stipulations in there that say you have the right to back out of the contract if the inspector finds something wrong with the home.

ETA: I just realized the offer is back on the table. If the homeowner wants to do the sale with you go to contract RIGHT AWAY! Don't waste time as they cannot back off from the sale again if they are in a contract with you.

HTH..

Trish - The attorneys recommend full contract before the inspection? I'd never do that as a buyer or a seller. Most people sign a binder (not the full contract) before having the engineer out. VERY few people actually go to contract before the engineer's report. When we were looking our attorneys all advised against contract first.

Most people sign written binders, but not go to full contract, before the inspection. Why would you want to negotiate your full sales contract and then have to renegotiate it after you get the inspector's report?

As a buyer and a seller, I'd prefer to have a written binder, home inspection, and then contract. This is how it's most often done.

ETA - Buyers still back out of contracts... It's never a 100% guarantee. They're less likely to do so if they are already in contract, but it still happens.

Is this house the absolute ONE?!

She sounds nuts, and I'd be worried about dealing with her - contract or not.

I can't say that the house is 'the one'...it has a lot of what my fiance and I are looking for. It's in a great area, great school district, and lots of potential. Have a lot of thinking to do tonight!!
