NWR - signing with a Buying Agent

NWR - signing with a Buying Agent

we've been house hunting and feel confident we'll find something with the agent we're using.

we've been told not to sign with anyone, but they just asked us to sign with them...i've been doing research and still am unsure why i should or shouldn't.

doesn't the agent work for the seller unless we sign? i know they can still put in offers and such for us, but i thought they'd be on 'our' side if we sign. also, commission...i'd rather our agent get commission on the deal since she's busting her butt...would she not get it if we don't sign? would the other agent get it?

if someone could shed some light, i'd be forever greatful!

XOXO

Do not sign...we made that mistake while house hunting. When you sign with an agent you can only work with that agent. So let's say you see a house and call that listing agent to get in, well you can't do that with being signed with an agent. The only way you will be able to see a house is with the agent.

And just to add, this is what happened to us. We found what we thought was a great agent. She showed us plenty of houses and was so helpful and patient. Well then we found the perfect house and made an offer. After we made the offer we signed with her so she would continue to represent us through that process and just in case we can still see other houses. Well as soon as we signed that she was a completely different person and totally screwed up our offer. So we didn't get the house. After that we didnt sign with any agents.

And to add in about the commission thing, whatever agent submits your offer is the agent who would receive the buyer commission, typically 2% which is paid by the seller.

do NOT limit yourself to one agent/comapny

I did most of the house hunting myself (looking on www.zillow.com or mlsli.com) I found my houses MYSELF and just called the agents listed with those properties...trust me-they work harder when are arent signed to one agent

i guess i thought it was in best interest to sign with her so she can help negotiate, etc. if we use the sellers agent, don't they have the sellers best interest in mind?

In the end it really doesn't matter if you use the sellers agent. You are going to make an offer and if the offer is negotiated you know what you are willing to go to and when the offer is accepted then you should speak with an attorney. Your attorney is the one who has your best interests in mind.

Do not sign. Usually when you sign with a buyers agent you are required to pay a fee to the 'agent'. Also when you are house hunting the realtor is always working for the seller because they are paid by the seller. Yes the realtor is there to work for you as well and wants to close a deal so he/she will work hard for you. In theory you are paying them by purchasing the house allowing the seller to pay the commission to the realtor(s). One thing to keep in mind if you look at a house with one realtor and then look at the same house with another realtor, the person that originally shows the house can fight for that commission if you decide to submit an offer and they get wind of it. It is also best to work with 2 or 3 realtors but divide the areas/towns that you want to the realtor to look for you to avoid receiving calls to look at the same houses.

Re: NWR - signing with a Buying Agent

We recently purchased a home and signed with our agent.
Keep in mind that she was a family freind, so we were confident she wasn't going to screw us over in any way...

Basically, when we signed with her, we knew exactly what we were getting into. Even if WE found a house on our own at, lets say, an open house, we would have to give our agent teh commision...BUT, on the reverse side, since she was working FOR US-she definitely negotiated the best price for us and really worked her butt off for us.
In the end, we ended up with an amazing house and an UNBELIEVABLE price...

I say, go with your gut. If you feel you can really trust this agent and up to this point they have been good to work with-go for it.
