Even if they are tiny tiny tiny. As long as they are in a safe area, with an LIRR station.
I'm trying to figure out how to buy a home and be able to have a baby at the same time. UGH!

Re: OK where are the less than 300k homes???
They tend to be out east (Mastic, Shirley, Coram, Middle Island, etc) or in not so great areas (Brentwood, Central Islip - though there are nice parts of both those towns)
there are also some in Islip, BayShore, W.Babylon, Patchogue, Deer Park, Copaigue that may be worth looking into.
do a search on mlsli for under $300K

Also try Farmingdale. I saw a couple recently that were under 300.

We really wanted Islip and there was nothing under $300K. Well, I shouldn't say that, but the few that were needed over $50,000 worth of work!

Selden, that is where DH and I were looking and there were some nice homes, with really nice property for less than 300k. We were actually looking at two that were 250K and they were pretty nice houses with huge property.

North Brentwood and the Northern part of CI are pretty nice as they are very close to the Hauppauge industrial area. I grew up in North Brentwood and although the population changed a lot, North Brentwood is still pretty nice and my parents are still there as well as some of their friends who have lived there 30 some odd years.

Depending on the part of F'dale, if it is under 300k it needs a TON of work.

I'm in Lindenhurst ( apt.) and we have found NOTHING in Lindenhurst under 300k...The three or four we looked at were either one bedrooms or needed at least 50k's worth of work...

They are around but you have to keep looking and act quick on them when you do find them!
Home is in M*I*N*T condition. Very smal rooms, but immacualte, fixed up, low taxes and nice size yard. DOrmer possibility.

Re: OK where are the less than 300k homes???
I agree about lindenhurst. You can find some under 300K but they are TINY, In not so nice areas, or need to be totally gutted. A house near my parents (I grew up in Lindenhurst, just moved in July) sold for 270K its on a very busy road, and needed to be totally gutted. And I mean totally!
There are some in the Selden area, but again, you have to compromise when you are looking for under 300K. Either you are not in an ideal location or you will needed to sink a lot of extra money into renovations! Its a sad that the market has gotten so out of hand!!
