look at both!! However, for sale by owner can save you some money because they arent paying real estate agent fees!

I sold my last condo on my own - ad in paper. It really depends on the market and how much of a demand there is for where you are living right now. It was sold in a week and it just cost me $200. If there are numerous houses for sale in your neighborhood right now, you may be able to get away with a $20 sign on your front lawn. Somone looking at those other houses, may see the sign and give you a call - this is how a friend of mine sold his house.

when buying i think its better to go through a broker. they are on your side and you dont pay their commission. they specialize in the area and can show you any property on the mls system. also, they are good during closing and for recommendations for vendors and such.
i liked my real estate broker alot and i am happy i used him. now if i were selling, thats a different story

In order to find the right house, I would look into every possible option. It makes no difference to me if the seller lists the house through an agency or not.
