real estate jargon??

some times i get confused to exactly what certain things mean that are listed on mls, newspaper, or paperwork from the agents! i have an idea as to what things may mean but, i guess i want an exact answer so maybe u girls can help!!
so here are my ?? and i am sure others will add to this!!

beach rights

docking rights

when they list a house $450,000-$469000-does this mean that they will entertain only offers in this range and not lower?

home warranty from real estate co.

lot size: 75X135X166--i guess an irregular shape-not 2 sep/adjoing lots?

sorry if they may sound silly---but like i said i have an idea of what they mean--but i just want a definite answer!

and why do agents ask a million questions when all u r doing is looking at that particular house! i hate that----i don't even say i like/dislike the house but yet they want to know if i rent/own, where i live, are you in a hurry, price range.,etc.......i find this very annoying! if i am interested and put a bid on a property, then they can ask me all the questions they want! why do they need my address when i call to ask to view a house? so annoying!!!

oh and what is the order in reference to the condition?
mint, diamond, poor........??

r/e agents work for the seller. So they ask you how much you can afford, etc., so if you dont like that particluar house, they can try to get you to see every friggen house they are trying to sell!

The price range thing irritates me. I think they do it so someone with a lower budget goes to see the house, then they try to get you to bid higher.

ignore the MLS 'condition'. I have seen 'mint' houses that look like crapola.

beach and docking rights mean that you have rights to a private (or town) beach or dock. but you probably have to pay for it.

good luck on the househunt!

ok, i'm a realtor and on behalf of all realtors everywhere i would like to apologize for the confusing language. i'm not your typical realtor. i hate realtors that are just 'salesman'. i actually ENJOY finding people their first home! i get a genuine kick out of it! i love seeing a young couple at their first closing!!!

but i digress. here's the lowdown...

beach rights/docking rights - you have the right to use certain beaches and/or boat docks that are designated specifically for certain areas. it doesnt mean you have a private beach or a boat dock on the premises! alot of people think that and then get very disappointed when they get to the house.

price ranges - yes, this means exactly what you think it means. the seller will only entertain offers in this price range. which is kind of dumb and defeats the purpose.

home warranty - some real estate agencies buy a warranty (usually for 1 year) for the houses they have listed. very limited things are covered. ask to see the warranty and what's covered before agreeing to anything...especially a sale price.

75X135X166 - yes, it's an irregular lot

realtors ask alot of questions not to be annoying. but just in case you dont like the house you called in about, they have a better idea what you're looking for and can show you something else. however, they usually ask these questions at your initial phone call. i like to ask when i first meet you face to face.

feel free to FM me if you have any more questions...
