I have to laugh. Nassau is a very different world. Try almost triple-ing what you guys are looking for and you will get what my mother pays in taxes for her house in the Herricks School district - one of the best in the state if not the country. No wonder why my teachers dressed so nicely! I have a feeling DH and I will be heading to Jersey in the next 5 years!

Does anybody know anything about the medford area and the patchogue medford school district??

I went to Sachem and I would definatley send my kids there too. The district has changed a bit since I went but I think the education, sports, and clubs are still great.

Patchogue Medford SD is 'okay'. The district has made a lot of changes within the past few years but I think the district is still okay.

ETA: Be aware that parts of Medford are in the Bellport School District. This is not such a great school district.

i live in the nesconset part of smithtown and my taxes are not that expensive. i pay around 6500 with the star program. you can find affordable houses in the nesconset part that goes to smithtown SD. i am a teacher too and i find that sachem has too many kids that i feel my kids would be too overwhelmed there, JMO.

Thats A LOT to me!!!!

I could never afford taxes that high.

Well it is average price for taxes on LI

hehe.. well guess I will be living in a below average section of LI

That's a lot for us in taxes. FH and I are looking for a house right now and we are looking for taxes that are listed way below that. I went to Sachem and I never felt overwhelmed at school. I graduated with over 1,000 students and I think that I got great attention in the classroom. Keep in mind that Sachem has split up the grades and high schools...so the classes are not as big anymore.

Well, it was just stated that Smithtown was way too much in taxes and around 6K is average to low average on LI. Sachem is good, I just want my kids to stand a chance when trying out for sports which I why I wanted a smaller enrollment school- nothing against anyone else JMO.

NJ isn't much cheaper, of course, it depends what part. my aunt & uncle lived in Ramsey and their taxes were $9K a year. I've heard that in North Jersey taxes can be $17K on a regular house!

$6K is definitely decent! my parents pay a heck of a lot more in Nassau, good thing my folks don't have a mortgage!

keep in mind that you can write off your property taxes. as a potential buyer, this is what I learned. lets say you make $50K a year and pay $6K a year in property taxes. when you go get your taxes done, you can claim your earnings as $44K a year - so you would get more $$ back from Uncle Sam.

Re: RONKONKOMA?

We're in the Connetquot section of Ronkonkoma, which is rated higher than Sachem in the Newsday ratings. I'd like to move to the Three Village school district when we have kids.

I've heard Patchogue-Medford is getting worse. A few of my friends teach there and say the violence is becoming an increasing problem. Not sure if that's everywhere.

I heard the same about Longwood.

Sachem is one of the best & biggest districts on L.I....
Connequot is also in parts of ronk. on the border of haupauge, It's a pretty good district too.

I went to Connetquot and it is a great district. I work in Smithtown SD and it is also a great district. Either one is a good choice.

We werent thinking North Jersey BUT it is a ways away so until then, we save until we can own SOMETHING.

School districts are a #1 priority regardless of where we may buy our home. However, knowing that this is a board frequented by many former (or current or soon to be) LI residents, I think we should be mindful of how we present school districts that may not be our first choices. Our families chose their homes (and therefore school districts) based on their means and we are all in the same place - LIW. DH and I both know that we will NEVER be able to give our kids what our parents gave us BUT we prefer not to struggle. We will save until we can give what we can.

If you look at the newsday rankings I wouldn't call Sachem one of the best, and Connetquot is higher, still, not one of the best, but you buy where you can afford.

I grew up in Lake Ronkonkoma, and went to Middle Country SD. It has a bad rep, word of mouth wise, but it was a fine school district.
Good luck, happy house hunting!
ETS- Sachem taxes either just went up, or will go up, by over 40% in areas.

i live in ronkonkom and it is very nice. I've lived here for a little over 10 years. I went to sachem and have no complaints about their educational program. Connetequot is also very nice and smaller than sachem.
