so I fell in love again

Original post by VeggieBride

Let me preface this by saying we are NOT in the market to buy a house right now. We want to wait till after the wedding and really do not have much saved yet for this.

FH an I were out at his parents house yesterday in Lindenhurst and decide to go walk around since it was fairly nice out. There were a TON of houses up for sale and we walked past this OLD OLD OLD house on this quiet street in the village and we stopped dead in our tracks. The sign was up 'Call Murf'

Murf!! We call my dog Murf! (murphy) ITS A SIGN

We're standing there. Both pull out our iphones and start searching for this house. Thinking holy crap its gotta be at least like 400k.

$200,000!!!!!!!!!! and the taxes....only $3900 after the star rebate. WHAAAA?

So we get back to his parents house and start crunching numbers and his mom calls the real estate office because she actually knows an agent that works there. Really? sounds like 1 omen after another.

We met with the agent at the house and she let us in. You guys. You'd think 200k and from what they said on the website that this house was a total mess. It was beyond craziness how great of shape this house is in. All hardwood throughout. All oringinal moldings, Tin ceilings. All of the updates to the house are cosmetic. Needs a new kitchen and bathroom but its totally livable and could be done over the course of a year.

Theres an open house today and we're praying that no one makes an offer. His moms friend will let us know midweek if there were any biters and if there werent were gonna go talk to a mortgage specialist.

I feel like im jinxing myself for even posting this but i need to tell someone!

FH will be more devastated if someone else buys it but I believe that everything happens for a reason so if it doesnt work out then it doesnt work out but cross your fingers for me!

hmmm i would ask why it has been on the market so long and dropped so much in price. Make sure its not something found out during inspection of the house. Hopefully not though

yea it needs A LOT of work....most people that dont know much about fixing up houses would probably be scared away when looking at it luckily i have a few electricians and contracters in my circle so we're confident we'd know what to look for

Def get an inspection though. I work in construction and I when I look at houses I want an old one with character and fix it up so I can see why you would love this house. Just do all the right things up front.....And If you do get it we will be neighbors cause FH & I rent a house not to far from it.

FH and I found a house that we fell in love with today. . .but there are already a couple of offers on it. Sad face.

We're going to need an FHA loan, too, but we can't do that until after the wedding once we have wedding presents/down payment.

Good luck today!!!!!!!

AND now he's yelling at me for posting about it because he thinks all of you girls are going to steal it from us. lol

oh no! no worries, personally we decided to rent an apt in brooklyn for awhile! but i love the fact that it's over 100yrs old. i love historical houses... just be careful though, there is no property and if you go around the block it's very industrial...

thats great then, hope it all works out for you that sounds like an amazing deal.

Same happened with my apt a few years ago. Got it for an amazing price, well they had to move ASAP and we knew this bc the realtor told us so we knew we can negotiate. It also needed alot of work but my dad had construction company and we basically gutted out the whole apartment, basically removed the whole kitchen put in all new stuff, removed the bathrooms and changed the size of them, re-did the walls, floors and basically everything. It worked out great bc we had ppl who were able to do this.

I know the area pretty well. FH and I looked at houses and yes, tons were for sale and it's awesome HOWEVER, please check the insurance rates. I know a lot of people can't afford insurance on their houses on the South Shore.

I hope you guys get this house though. 200K is a steal but look into homeowners insurance and make sure it's a price that you can afford.

Are we talking more than $1000 per year? I know south of Montauk is probably more bc the canals flood but i cant see why the middle of the village would have any issues. Thanks for the tip though!

We found out we;re pre-qualified but we need to fax in some paperwork to get pre-approved in writing.

Things are happening!

I know some homes along the South Shore can cost over 2K a year in homeowners. Now, I am not sure about the Village but a lot of insurance companies are dropping a lot of people even in the North Shore! But anyways, it may not even be an issue because you guys are in the Village but it's something to look into,

However, congrats on getting things moving though! It's so exciting!!!!!
