SWR House

I have come to the conclusion that FH and I are never finding a house. We have seen 106, yes you read that right 106 houses since the end of April, and still haven't found 'THE ONE'.

So frustrated.

I know right its crazy we have seen that many.

There wewre 2 we made offers on during that time frame since April, but the owners wouldn't budge on their asking prices by much.

That's awful, I am not looking forward to looking for a house. Just keep looking, they say its a buyers market right now, hopefully we'll see some evidence soon.

Well the market is starting to soften, so people are starting to come down in price. You never know the one is out there you'll find it!

i've heard though that in the winter its worse, because all the 'leftover, unwanted' houses are the ones that are left.

Is it possible you are setting your expectations to high? Now I am not saying you should settle, you should never do that with a purchase as huge as a house, but are you looking for the impossible? We are house hunting too, and one of the things I have learned is you have to have an open mind. You have to be willing to make *some* sacrafices since even though it is softening, the market is still tough. For example, you might have to get a house that needs updating, or move further east, or get a smaller house in the neighborhood you want - depending on what the most important things to you are. DH and I have seen about 15 homes so far and although we have not seen our 'dream home' we know we won't see it with the amount we can afford. So we look at the potential a house has so that over the years we can make it into something more. Out of the 15 we have seen 3 or 4 that could be definite possibilities.

So after that very long speech, the bottom line is maybe you have to be a bit more open minded.

I could be totally wrong, so please excuse me if I am.

I wouldn't say they are high. These were our original requirements and we've stuck to them.

not on a main road
at least 3 bedrooms
at least 1.5 baths
dining room preferred
decent size kitchen
good school district

We have been willing to go w.o a diningroom if there is room to cut off part of a living room to make it into a dining room area, but the rest are must haves.

ETA: We were willing to get a house that needs work as well, but only if the price made up for it(this was one of the houses we made offer on, but he wouldnt budge on the price and the house needed a lot of work and updates)

Those must haves don't seem unreasonable, but then again that depends on your price range and the areas you are looking. I know Meaghan just asked, but where are you looking?

Our price range can fluctuate depending on how much work a house needs. If its in move in ready condition we're willing to pay more. Ideally don't want to go over 440K.

Levittown

It says 2 bedrooms, but it looks like the downstairs bedroom is being used as a computer room.

In harborfields, you will be hard pressed to find anything under $400, same with Hauppauge SD.

Ive seen prices come down in West Islip - you can find a fixer with all your needs for under $400 - i'll post some for you!

We're ok with going over 400K as long as its in good condition.
