Tacky issue...I need some help.

Original post by SFAR89

I HATE, HATE, HATE to talk about money like this, but I am just curious.

I am really looking forward to moving out of my FH's house. We are currently living with his parents to save some money for a house/wedding. I really, really, really want to purchase a house after the wedding. I am sort of hoping that we will have enough money after the wedding to put down on a house. I know it's a bit hopeful of me, but I hope it can happen. I can't stand living with his parents anymore, and I think spending money on an apartment is a waste of money. Especially with how expensive it is to rent.

Now, comes the tacky question.

For those who were married, did you get what you expected to get, or more? or less?

I don't want to think about any gifts/money from the wedding and hope for that to put down on a house b/c I know it may not happen. I am just curious. Thanks. And again, I feel gross asking it lol but I am just so darn curious.

Not that this means ANYTHING but my friend just had 175 at her wedding and got $22,000. Obviuosly there are a lot of variables but maybe it will help you as a rough estimate.

That isn't too bad. Thanks =D

also depends ALOT on how much you want to spend on a house. What is the price range at houses you are looking at?

bc this obviously will be the biggest factor. I know others say you DONT have to put a large down payment but depending on the price of the home, even a small one can be alot and more than what you would get from the wedding. ALso if you are putting less than 20% on a home that is a bit pricey then your monthly payments will be very high. The more you put down the less money you will pay a month. Just make sure if you do put less down its still VERY affordable for you monthly bc remember this is why we are in the situation we are now. ANd especially if you by chance will get an ADJ rate and with little money down, in the future that can come back and mess you up, which is why there are currently 7.2 million homes in foreclosure

You are right. It all depends on what they pull up when they look at our credit as well. I may have good credit, but if they see that I have one too many credit cards they may take that into consideration when they calculate my ability to pay for a house loan. I suppose I will have to look more realistically at a condo/ co-op b/c I think that is the safest bet right now. It will still be our own place, but it wont cost us too much money.

one big thing now is they look at your debt to income ratio. In the past it used to be higher, it used to be 57%. Now its 40% which means that all your cc's, car payments, car insurance, school loans, any bills you have PLUS the mortgage you would get would be added to it cant exceed 40% of your income, before it was that you couldnt exceed 57% of your income. If you had 1 late payment years ago they will hold it against you now.

we thankfully have enough $ in the bank to put down on our co-op or condo. All our wedding payments we are just saving like crazy for now and not touching our savings. Any money we get for our wedding will be our new savings since the ones we have now will be wiped our for our DP

We are very lucky to have been great savers since we bothe still live at home.

I thought the same thing about living attached to other people. We live in a center unit so there are ppl on both sides. Bc the structure is brick and cement we hear NOTHING! The kids next door play the violin and the drums and we would never know...they are always SCREAMING over there and still hear nothing. I forget we are attached. It is a great alternative to a house. Now that you are not SELLING to move in...as long as you can get a decent mortgage rate you can find a really affordable unit. Ours right now are going for $270,000 for a 3 bdrm and $250,000 for a 2 bdrm.

i also dont hear anything and dont have any problems with others living by us. ALso SOME condo's are actually like houses. Theres one neighborhood that if you go through it, you would think are all just regular 2 family homes but they are condo's.

Do you live in LI?

I know it's not that easy with the economy, but there are ways to get in a house with very little down. I bought my house in May and dont mind telling you...I only paid $5k out of pocket. There is a Nehemiah grant that makes this possible. It's not really a grant...b/c you dont get anything...it just meneuvers money around to make it possible to get in without too much down. You have to have pretty good credit to qualify.

Unfortunately Nehemiah doesn't exist anymore.

are you sure? i went through nehemiah in may...and a friend just did it even more recently. it's robably harder to get approved now, but i think it still exists.

yes i live in queens currently, but FH wants to move to Nassau. I don't think either of us want to stay in Queens. But if there was a nice part I could deal with, I would stay.

That is good to know about the noise thing. I was always scared it would be so noisy.

That is awesome. I think at this point, since I am so desperate to get the hell out of there, I will take what I can get. Yes it would be nice to have a house, and a great big, huge kitchen ( I love to cook and bake) , but I suppose anything would be good at this point. 250,000 for a 2 bdm isn't terrible and 270,000 for a 3 bdrm isn't terrible either.

Where do you live?

FH and I just bought a house. We got an FHA loan and put $3,000 out of pocket, that included closing costs. We have to pay PMI (mortgage insurance) because we didnt put the full 20% down. Our mortgage payment is under $2,500 and we are happy with our decision. We locked in with a reputable bank at 6.5% interest.

FYI ... our house is in Yaphank, on a 1/2 acre with three bedrooms, living room, kitchen, dinng room, 1 bathroom and a basement (which we are in the process of finishing.

we had the same experience..little down...but the payments are still manegable ven with our crazy taxes. we actually almost bought a house in yaphank...but then ended up buying one in shirley!

OMG, i dont think DH and I could afford a house in New York, i was completely shocked when i read about down payments around 40K.

In NJ since we where a 1st home buyer the min we had to put down was 3% of the purchase price of the home, but you can put down more if you want. Dh and I put down 5%. But then again the houses in NY are more expensive them some of the houses here in NJ. I mean we got a 3bedroom 2 bath 2 story colonial house on a 1/4 of an acre for $215k

WHERE in NJ is this lol. i'd love to know.

I love the Forest Hills area, and yes $600k for a 1 bedroom is ridiculous. The more I think about it, and the more you guys talk about it, a co-op /condo may seem the way to go right now. :) That kind of helped me feel a bit better. TY!

well the good thing with forest hills is that there are co-ops and condo's EVERYWHERE and at good prices too. Yes some condo's in Forest hills are pricey but theres so many that are very affordable and in the 200's range. I would look at www.MLSLI.com and look up condo's and co-op's in forest hills. This way you see whats out there
