those of you who have been house hunting...

Did you just go and look at houses or did you go speak to a morgage borcker first?

I want to start looking around but dont know if I find something first and then talk about morgages and such or vice versa

Re: those of you who have been house hunting...

Well we are on hold right now..BUT if you are seriously looking we were told to get preapproved for a morgage and then look...

Jen if you are seriously looking & find something you love if you aren't pre-approved the house may end up going to a couple that is (if it is between you/them), yet if you are just starting to look to see what's out there, then I don't think its necessary right now.

My fh is pre-approved. Just in case we find something. Were going to look for more houses on friday. I hope there is something we like and can afford

I would talk to a mortgage broker first so you know what you can afford. They will look at your finances and figure out how much of a house you can get. It's better to go out with a price in mid so you don't waste your time or you real estate agents time looking at things out of you price range.

When DH and I were looking our broker told us we needed to get pre-approved first.

Re: those of you who have been house hunting...

OK so what exactly is involved in getting pre approved?

Housing Slowdown May Claim 800,000 Jobs

Housing Slowdown May Claim 800,000 Jobs By ALEX VEIGA, AP Business Writer
Wed Dec 7, 1:30 PM ET

A sustained decline will hit the U.S. housing market next year, costing the nation as many as 800,000 jobs, according to a new economic report released Wednesday.

The slowdown is likely to last several years, with as many as 500,000 construction jobs and 300,000 financial sector positions lost, the quarterly Anderson Forecast predicted.

'We expect housing to start slowing the economy this quarter or the next,' said Edward Leamer, director of the study done at the University of California, Los Angeles.

'Some jobs in manufacturing might well disappear as a result of weakness in housing, but this may be offset by jobs brought home or not lost to foreign competition,' he wrote.

The forecast said eight of the last 10 economic recessions were started by housing market slowdowns. Though the coming cooldown will cause a drag on the nation's economy, it will fall short of triggering a recession, the forecast said.

The report cited several signs that the decline could be under way:

• New construction of housing in October was down 5.6 percent from the previous month, with new construction of single-family housing accounting for a 3.7 percent dip.

• New home sales have declined.

• Applications for home mortgages have trended downward since late September as rates increased.

• In some regions, homes are remaining unsold longer and the pace of housing construction is outpacing population growth, which could spell a decline in demand.

'On all these grounds, we believe housing is due for a sustained decline,' economist Michael Bazdarich wrote in the forecast. 'The remaining questions are how hard the fall will be and when it will begin.'

The forecast for California, where housing prices lead the nation and housing-related jobs have been driving economic growth, resembles the national outlook.

Economist Ryan Ratcliff said the state's housing market will see a slowdown in spending along with job losses in construction and related sectors.

He expects California home prices to plateau while sales and new construction see moderate decreases during two years of weak growth.

'If the housing market slows more than we are expecting, a recession is not out of the question,' Ratcliff wrote.

Counties showing signs of a cooldown include San Francisco, where housing sales have been off 20 percent since peaking in June, 2004. San Diego County has seen sales slow about 13 percent, while monthly price gains have plummeted to low single digits.

California's job picture has been lackluster in recent months. The rate of employment growth has slowed after a significant number of jobs were added in July and August.

Construction has remained the fastest-growing sector. But Ratcliff predicts a slowdown in construction activity through 2007 and moderate construction job losses.

We spoke with a mortgage broekr MONTHS before we even wanted to start looking so that we knew is we needed to do anything with our finances beofre we started looking. Out mortgage broker told us that we are right on track and that you should ALWAYS talk to a broker before you start looking. This way, you dont fall totally in love with a house that you never could have afforded.

Alot of realtors will advise you to get a mortgage approval first. I am a realtor and I honestly don't want to take buyers out unless they have approvals first. I find that buyers have a particular price in their head that they are looking to spend and then you show them a house in that range that they love. Then it turns out they can't afford it. Not only is it wasting my time, but it's heartbreaking to see couples fall in love with a house and then realize that they can't have it.

If you need good mortgage brokers, FM me. Brokers are constantly giving me their cards and I've worked with many of them. If you need advice or assistance in your home purchase, let me know and I'd be more than happy to assist you. If you want a rough estimate, the average is usually $600/month for every $100k you borrow plus taxes and insurance. So a $400k house w/$6k a year taxes would roughly be $3000 month incl insurance. Talk to someone before going out.

there are lots of ways to go about it..

we did alittle research to find out what are price range was.. then we drove around and when in and out of some open houses.. and looked a lot on www.mlsli.com

Then we got a real estate agent.. and after awhile we got the mortgage. and now we have a house..

We bought a house in Sept. and FH sold his Co-op in Oct. Many people will not even consider accepting a bid until you are pre-approved. It's fine to look (it's so exciting) but at the same time get the mortgage necessities going!

Re: those of you who have been house hunting...

best bet is to get pre-approved for a mortgage so that you know what you can afford & how much you are able to spend...Then look around & see what you like! You will be surprised how your price bracket changes when you see what is out there!!!

Lots of luck

Re: those of you who have been house hunting...

FI owns his house now so he got pre approved for the new house and then we started looking-we have stopped and will start up again in Jan-
It was easier just to do it that way just in case we fell in love.

Re: those of you who have been house hunting...

We have a house and are looking to sell cause we HATE THE PEOPLE WHO LIVE NEXT STORE> To sum it up in one word FREAKS.

So we have been looking and the house w loved loved loved we placed a very nice bid on the house to find out they house is no longer for sale. So our hunt is still on.. I need to be in a new house with in 6 months.... We went house hunting this week and again on Saturday. I know it will happen I just have a ton of aunts in my pants.

We got approved frist so if we want to place bids we knew we would get the money for the house and the deal would go fast.

Best of luck...
