Townhouses

Townhouses

How difficult is it to find a townhouse in LI? Husband and I had taxes done and we are sick because we have no deductions. Not quite ready for a baby or a large house, but a townhouse would be perfect. Also, is there any place (website, etc.) that lists new construction projects (townhouse or other)? Info. on condos would also be appreciated.

Re: Townhouses

FYI, I just came up with this brainstorm over the weekend. I tried Realtor.com, but you need to input a city name. Since I live in Brooklyn, I do not know the exact areas to look at. Am I using this website incorrectly?

Re: Townhouses

Hi Mary - I live in a condo in Babylon - town-house style. Condo is how it is legally sold (as opposed to a co-op) and townhouse is the style (two floors, bedrooms on top).

My particular complex is hard to get into. We're a 5 minute walk from the Babylon RR station, so as soon as these puppies go on the market, they are gone within a day (for my own, I had an inside tip and had to leave work early to get there).

There are a ton of condo complexes on LI - all in different price ranges.

Let me know if you have any specific questions!!

Good Luck!!!

Mary,
There is a 3 bedroom 2 1/2 bath with garage on my street for sale @ $337k. We are in Oakdale. I believe it's being sold by owner-they have been having open houses on Sundays-it was in last weeks Newsday.

Re: Townhouses

Hey Mary! FH and I recently bought a townhouse in Wantagh and have gotten to know many of the developments on LI. It's not impossible to get one-check with a realtor, look online, get MLS updates via email through a realtor, and check in the clubhouses for listings. Word of mouth is a great way to find places too. If you find a development that you really like you can flyer it to see if anyone is selling so they can contact you. I've gotten a few of these in the past 2 months. There are townhouses in a variety of ranges and sizes on the north and south shores. We looked on the south shore, mainly Nassau.

Here are some of the developments: There are a few in Babylon (just north of Main St.) and Bayshore, Strafford Green in Farmingdale (off of Rt. 24/Conklin), Merrick Manor on Sunrise, Southgate in Massapequa, Cameo in Massapequa (Carmans Road), Hidden Lake Estates in Amityville (Merrick Rd. near Massapequa), one development in Bellmore just off of Merrick Rd. on a side street, there are a couple in Wantagh (Willow Wood, Stanford Court, Victorian), Quail Run in Deer Park and a few others in that town.

They are building new condos in Babylon Village, on the water, near John Anthony's and Pier 44. I think they're pricey though.

Re: Townhouses

How long is the commute between Babylon and Penn Station?

Re: Townhouses

It depends on what time train you catch. It probably ranges between an hour and an hour and 15 min.

Re: Townhouses

Townhouses on Long Island are just as expensive as a house. We looked at the ones in South Gate in Massapequa before we bought the house and were floored by the prices and that did not include maintanance.

With the express trains - it's about an hour from Babylon to Penn.

And spreilly1 has a good point - some complexes are just as expensive as houses PLUS you have to add maintenance dues (mine are $195 monthe).
