There are definetly neck and neck in prices - Depending on where you want to live - you may find a nice house -

Right now, we're focusing on Levittown, Wantagh, Seaford, Massapequa.

Any other suggestions?

You will be able to find some in that area (I'm in Wantagh) depending on the size and location. Generally, the townhouses cost as much as houses but are in better condition. You also can get some great amenitites. In my development, a 2BR, 1.5BTh generally goes for over $400K and the 1BR are around $350. Who knows what the spring will hold for prices. The units typically sell very quickly and sometimes don't even go on the market. Often they are sold FSBO. Good luck in your search!

My dad lives in a condo in oceanside, he paid $358k for a 2 bedroom 1.5 bath...with a brand new kitchen, new batths, new floors, paint, windows, cac, central heat...Basically it was completely gutted. He also has a pool, gym, and much more.

I've driven by those. They're off of Long Beach Rd not far from Kohls. Actually there is also another community of townhouses not far from there off of Daly Boulevard. I can remember them building them when I was little. I think they are called Oceanside Cove. Probably built 1985-88. Nice thing about that area (both those places) - you are not that far from the train station or the beach.

It's all luck and timing. My landlord bought my studio in early 2000 for $75,000

Now he could easily get $200,000 for it. Makes me ill.

Oceanside Cove is not a condo, they are Co op. My parents were going to buy in there until they found out they are co ops...They are very nice though. My dad lives in Alhambra which is right next door to the oceanside diner and right down the block from kohls.....
