a townhouse is a type of condo...
an attached multi level condo...
an apartment flat is a one level condo
you can also have detached units (they look like houses) be condos
It might have different tax status depending on the county. I have a mutli-level attached unit...and whereas I always thought that was a townhouse...it is classified as a condo.
all townhouses are condos... but not all condos are townhouses...
condos only refer to the fact that you only own the inside and that the outside is owned and upkept by an association...which is made up of the condo owners...

Re: Townhouses vs. Condos?
I have a townhouse & part of the oitside property is deeded but it can only be used under the guidelines of our homeowners association. For example-its my yard but I cannot fence it in completely because that would make it difficult for the maintenance guys to take care of the lawn. It is an attached single story townhouse. We are attched on one side, our building has 5 units, some of them are two story homes. I do think that all townhouse are actually a type of condo.

Re: Townhouses vs. Condos?
you can use MLSLI.com or realtor.com & search just for condos & townhouses. Every sunday in Newsday all the new communities are advertised as well. There are two for sale in my community-3 bedrooms, 2 1/2 baths, 1 car garage one is list for $429 & the other for $439(I think) A much smaller one just sold for $339 I'm in Oakdale.

How small is the one for $339? We are trying to stay under $400.

Re: Townhouses vs. Condos?
I found it online-it's like 8 houses away from me-it looks like its still available & they lowered the price. It would be perfect for a couple. 2 beds, 1 bath, the garage is converted into a family room. condo pics click on the oakdale # 512
