W .Babylon/ N. Babylon question

We like a house in West Babylon but with North Babylon School district. We really don't know much about the South Shore.
Can anyone provide with some info. or what to look out for in the Babylon areas. Thank you.

Re: W .Babylon/ N. Babylon question

I live in Babylon, and grew up in Deer Park, so I've lived most of my life in this area. I'd be leery of North Babylon, the high school recently got a bad rating as reported in Newsday. That affects the value of a house, at least in my opinion. West Babylon, though, is fine as far as I know. Babylon Village, where I live (we rent) is the prettiest and most expensive, but even then there's some affordable housing. We're hoping to buy in the village after we get married. The price of houses goes up the closer to the water you are--south of Montauk HIghway is always the most desireable, but i'd worry about flooding.

North Babylon isn't the best district definitely better to stay within Babylon

I live in West Babylon & found out AFTER we went to closing that we are in N. Babylon SD. It is not the worst SD, but it is not the best either. The ratings between Nbab & Wbab have been flip-flopping for the past several years. I weasn't thrilled, but I am sending my kid to private school anyway.

If you buy in Babylon, you may not be in the Baylon SD. I'd prefer Babylon SD, but it is a very tiny area of Babylon, and then rest is West Babylon.

It's true, we're going to be very careful to buy within the Babylon Village school district. Besides, I want to be able to walk to the train, as I'm a commuter. If I can walk to the train, it's Babylon Village. I'm a distance runner , but when it comes to walking to the train in work clothes, I'm not willing to go very far!

And I adore Babylon Village. Right now we're really close, and it's great. In the nice weather--not now--we walk to restaurants like the Babylon Carriage House and Il Villagio, and there's several more really good ones we haven't tried yet like Horace and Sylvia's and the Argyle Grill--my fiance loves the Carriage House and we always end up there. The highest-rated restaurant on Zagat's LI edition is right here, the sushi one whose name escapes me right now. Haven't been there either, my fiance is leery of sushi. I love it. Also, you can walk to the movies, shopping, around the lake, it's great for running, boating--I don't want to live anywhere else. And the train is the best, it's a major station, so perfect for commuter. Speaking of which, I need to leave!!

we live in W.Bab and LOVE it. The whole W.Bab/Babylon area is great.... so centrally located and there are tons of restaraunts and little shops and it's so close to Sunrise and the Southern State... and to get to the LIE you can just shoot right up 110. Not sure about the SD, but I haven't heard anything too bad... I don't know a whole lot about N. Babylon.... but I definitely think the Babylon area is so worth checking out. good luck!

I live in North Babylon where I rent my uncles house. I thought of buying it since it is the house that my dad and his family grew up in but I can't. The school district just is not good enough. If we buy the house we will have to be out before our future kids go to school. The area we live in is beautiful and we have great neighbors. But there have been a lot of breakins. We have to bring our rings to Fil's because we are afraid to keep them in the house. Luckily we have never been robbed but an elderly couple around the block was as well as a few houses on our street have been hit. It's sad because it used to be such a safe place to live.

I was born and raised in Babylon Village and I think its one of the best places to live on the South Shore.

I have to agree that the school district there is the best of all the Babylons. It is a small school district. I graduated with 120 people.

As for crime, I don't live in the area anymore, but when I did, it had the lowest crime. I don't want to knock the other towns but I would definitely aim for BV over WB or NB if the choice was mine.

My mom is a realtor in Babylon Village if you want to talk to someone. She's worked the area exclusively for 20 years. FM me if you want her help!

Re: W .Babylon/ N. Babylon question

I live on the border of WB and NB. My zip is WB and I went to NB schools. I still live in the same house I grew up in.
Are you buying a house based on the school district?
NB has gone down in the past few years (I graduated in '97), but there was a time when it was a better school district then WB.
You have to take a lot of things into consideration if you are buying a house based on the school dist.
For instance NB takes pride in their incredible athletics dept.
You will not get that in WB.
Im not saying NB is all that great.
I personally cant wait to get out but then again Ive been there my whole life.
Where is the house you are looking at?

The village of course is nicer but there is a HUGE price difference (cost and taxes)
