Walk through, what to look for?

We are closing in a couple of weeks, what should we look for during the final walk through. So far, we will check outlets & make sure appliances walk. Anything else we should do.

You want to ensure the place is in move-in condition. If the house has a basement, be sure to check for signs of any new leaks.

You want the walk through to be as close to the closing as possible. Also, try to do the walk through after the sellers move out. That way you can look to see if the furniture was hiding anything. I know it's a very exciting time, but try and be analytical about things. Don't be afraid to ask questions - not only on the conditions of things, but how things work, etc. If there are special appliances or devices, ask for a brief demo or the owners manual.

Being that it's starting to get a little chilly out, be sure the heat is actually working. I know someone who had a house inspection done in August and everything turned out OK. When the moved in before Thanksgiving, the oil burner wasn't working. Yes, you can get compensated for this from the seller, but you don't want to go through all the trouble after the fact and you don't want your first night in your new home to be a chilly one.

Oh, one other thing Julz. Make sure you get ALL of the keys, garage door openers, etc.

I know this sounds crazy but open up all the closets, cabinets and storage units. My girlfriend didn't do this and found out after they moved in the inside of the kitchen cabinets are rotted and just spent a ton of money redoing her kitchen b/c she had no choice.

this also going to sound crazy but make sure if they have animals that you smell around as best as possible especially in corners and stuff animal smells are very hard to get out. also check all the applainces if there leaving them to make sure they work. if there are fences bordering other peoples homes ask yuour neighbor who the fence belongs to in case you want to change it in the future. good luck

When we went through our walk through, the home owners had changed the front door knob to be a regular one instead of the long handled ones. They SPACKLED the hole underneath! NICE! Also, they took the toilet paper holders in both upstairs bathrooms...

We got $$ for them at the closing...but come on people...
