We got Pre-Qualifed !!!

i'm so excited seeing part of the american dream is coming true... i'm still worried about affording it though. not sure what comes next but the process is started and we already found our first home

those have may remembered about my retirement money question, we will not be touching that as its better in our situation to do 0 down (100% financeing) unless we put 20% down. anywhere in between from my understanding would raise our payments cause we would have to pay pmi insurance.

how do you make an offer? (i'm dealing with the owner)

Just FYI, and not to rain on your exciting experience, but pre-qualification is the first stepping stone to buying a home. Pre-approval is what is real important when purchasing a home. This is when banks and mortgage companies specifically tell you what you can and cant afford and what your total mortgage will be. This is what interests home sellers, b/c then they know that you are really interested in buying. Any bum (well most) off the street can get pre-qualified.
