It's more than 40 years old, and has gone through 2 house sales (It was supposed to be cleared up when ILs bought the house 30 years ago, turns out it wasn't, now we need to take care of it before we can have some work done)
Any idea how much an expeditor costs and how long it will take? Our lawyer said $400, but someone told me today $6000.
Thanks.

Re: We have an open CO on our house
$400 sound about right for the expeditors fee. $6000 sounds like it was extensive plans drawn up by an architecht & permits for something big.

My mom is an expeditor so I have a pretty good idea of this. We are actually going through this with our house. For the drawings and the permits it's going to cost you some money. Probably at least $4,000, depending on the size of the house. An architect has to do all the blueprints for the house and that costs a lot of money. Plus there's filing permits and in some cases you need to get a variance which costs a decent chunk of change. An expeditor will probably only run you a couple of hundred but the oustide fees could go anywhere from 4K to about 8k, really all dependent on the size of the house.

call a few different places we got a good variation in prices when we were looking into this for our house. It might not be that bad. It depends on what is needed. If its for something like a deck or one room addition on the first floor it might not cost too much.

The problem that she is going to run into is if there is no CO on the house she has to file one before she can do any additions to the house. That's where the money will add up. Having someone to come in to do the drawings for a whole house is expensive.

One thing to try Go down to the town hall or where ever the records are kept and do a search yourself. When we closed on our house the person that did the title search brought us an entire set of the original blueprints filed on the house. You get lucky and find something like that. It would give you a good head start.
