i would want the new bathroom.. older bathrooms could be kind of scuzzy, not that yours is but i would prefer to have a new one..appliances are appliances..you don't have to put your butt or your feet on them..lol

Personally, I'd prefer the kitchen. That's what people see first, and what you (and your guests) look at most often while hanging out, cooking, eating, etc. A bathroom is important too, but if I saw a bad bathroom, I'd feel it would be cheaper to redo that myself than a kitchen would be. Plus, you can spruce up an ugly bathroom with colors and accessories in the meantime. Appliances and cabinets for a kitchen, on the other hand, are expensive.

If I was *buying*... i'd rather see the new bathroom over new appliances. Mainly because putting new appliances in is simple and can be easily done after the sale.

Having just renovated a bathroom and knowing what kind of headache it can be, I would prefer to have to re-do or update a kitchen....
