what area do you thing is nice and cheap??we are looking to buy one in queens or nassau county???

would you consider a co-op?

only b/c in my experince condos generally cost more then co-ops in the same areas

I looked mostly in Long Beach

we have a co-op in glen cove that we're currently selling.
there are a few units that are for sale in our community right now actually.
relatively inexpensive, right near a train station, roomy apartments.

both co ops and condos have their advantages

co-ops are usually less money and the maintenance is usually less as well
you don't own the property, but you own shares in the co-operative development and everyone that moves in is interviewed beforehand, so you have more of a chance of having quality people moving in (most of the time )

condos are easier to find, easier to sell(sometimes) and you own the property. but, they usually cost more and you have to pay the taxes and the maintenance.

it's a personal choice, but don't dismiss co-ops right away. my family has been very successful with buying and selling them and they are a great first home
