My FH is a mortgage BROKER!!! he's amazing at what he does..... not patting him on the back or anything - but you should DEFINETLY go with a broker over a bank....only because they have access to hundreds of banks and find you the BEST deal...rather than just browsing & having every bank is tell you 'they're the best'. Give a look - it wont hurt!

I wouldn't do a broker. I work for Washington Mutual. Mortgages and helocs and such. We give discounts for Teachers.

That's perfectly fine as some would prefer to use a bank...but I would still check out both to see what gets you a better rate. Brokers have a way of finding u the best rate & then talking them down even further. Not pushing my FH at all!! just saying to check out the difference! Good luck!

A lot of people have different opinions on that. I worked for a broker for 5 years and now I work for a bank. I feel that the brokers are there for people with poor credit. They always charge points and it does not make sense to go with them unless your credit is not so good.
A lot of brokers say they get better rates because they shop all the banks. This is not true. All of the banks are in 1/8 of each other on the rates. It's all the same thing.
When you go directly with a bank they charge no points and very little closing fees. There are no surprises and they can close very quickly.
I have been on both sides so if you are thinking of going with a broker you should always look them up on the better business bureau website. Usually you will find complaints.

Definitely go directly to a bank if you could. I am a real estate attorney and cannot even tell you how much $ people save doing this.
Oh and get quotes from 3 different banks if you can.
ETA: Brokers are good if you have really bad credit or something else that may make a bank weary of lending you the $$$. Somehow brokers (well the brokers that I see) can get these loans for people who would otherwise not be eligible, but they pay through the teeth with points and really high interest rates.
