Who is in mortgages?

We're using Bank of America. I HATE them.

It's been rather fast though I must admit. Contract signed March 10. Closing date is Apr 30. We'll prob close on that date too.

We've got everything done - we just haven't locked in a rate yet. Waiting for a good one like yours. And waiting. And waiting.

In March we were approved for the mortgage. Like right after we went into contract.

Has the appraisal been done?

When you say approved...just like a pre-approval or you gave them everything, like tax returns, paystubs, financial info...?

Have they ordered the title report?

We got pre-approved in January. Appraisal & inspection were done on the same day in February. We sent all the paper work you mentioned in February. We signed the contract early March. Our lawyer ordered the title report.

I sit and wait.

Honestly i would call and stay on top of them. We told them from the beginning we need it fast so work on it, and my dad has done tons of mortgages and knows many of these people so he seriously calls them and says 'do you have this yet, have you done this?' That is a while to wait after you sent in all the paperwork and now waiting for an answer. After we gave in paperwork we had an answer within a few short days

That's not bad at all though considering the mortgage climate right now... I predict..hmmmmm you'll have a date within two weeks....by 2/24/08!!!

Typically from the date of a signed contract, it's about 60-90 days for a closing--that's best case scenario. banks are compltely backed-up, but most likely someone is just not doing what ther are supossed to do. Sorry to tell you that. Ask your broker if you have Clearance to Close from him...start there.

I couldn't take it. I called my mortgage broker. He said we're waiting on the bank to go through the file. They are taking 14-21 days now to do this.

I will be patient.

Me too, everything is done except our rate isn't locked in. I just watch it go up a little then down a little. I just wish it would go back down to where it was about a month ago.

I do mortgages for a living and unfortunately there are fewer banks still issuing loans and guidelines are changing regularly , so loans are taking a much longer time in underwriting. Some of the banks are up to 21 days in underwriting right now. It all depends on which bank your loan is with. If you have any other questions, feel free to FM me. Good luck!!
