we are thinking of redoing our one bathroom...and taking out the tub and just putting in a kickass showerstall...with benches and room...(since I haven't taken a bath in years...I get skeeved out by the dirty water)
but our RE agent told us that we could not list it as 1 bath...it would have to be 3/4
since we only have one...would that be horrible? its a condo...not a house...
the bathroom is configured weird...its about 5 1/2 x 5 1/2 and the sink is outside anyway...but we are thinking about closing in the sink...but it wouldn't leave room for a separate tub and shower

Re: would you consider a 3/4 bath?
hmmmm...that is a hard one.
do you have one or 2 bedrooms in the condo?
if you have one, then it shouldnt be a problem because you know a family with kids will not be looking at it (when you are ready to sell) if it has more than one bedroom but only one bathroom you might run into a problem.
I say do what pleases you now. Dont always think about re-sale value (god knows you wont get back what you put into it!!), you never know what will happen in the future. some people buy a 'starter' home and never move out!!

Re: would you consider a 3/4 bath?
Why would your RE make you do that? not for ntohing but, most people would assume that a 3/4 bath is like no bath..
I'm the one who said YES.. hehe

she just mentioned it...that we may have to list it as 3/4...
lisa...it is technically 1 bedroom...but can easily be made into 2 nice sized BRs...
and I will not stay in this place for years...

If thats what you really want go for it. I would try to configure it in a way that a tub would be easy to pop in if it became an issue.
You know what they say about plans.

Re: would you consider a 3/4 bath?
I would totally consider that too because I haven't taken a bath since I was a child. I am a shower person myself. I know some of my apartments in NYC only had a shower - no bathtub and that was fine with me. My master bath only has a shower stall - no tub and it was listed as a full bath when I bought - I had never even heard of 3/4 bath.
The only thing - is the town house you bought somewhere where you/someone would raise a family - because them I think you/they would want a tub with children.

Re: would you consider a 3/4 bath?
i couldn't live without a bathtub - i love my occassional bath. since you are definitely not staying, i think you need to be concerned with resale value. personally - i would never buy a house without a tub in at least one of the bathrooms.
hmmm...I wonder if this is a compromise...a shower...with an edge to step over?
so it could look like a pseudo bath?

Re: would you consider a 3/4 bath?
The house we just sold in Florida was technically a 3/4 bath-but we listed it as a full-I have only seen homes with more than 1 bath listing one as a 3/4. I think you should do what makes you happy in your lifestyle now. Unless your future buyer had a child between the ages of 8 months-2 years I don't think its a real problem. We change tubs to showers all the time because our customers tell us even their little kids take showers. ETA:is the bathroom on a second story? if not you could market is as a handicapped accessible bath in the future.

Re: would you consider a 3/4 bath?
I would do it if you dont use the bathtub alot.
My parents house has a one full bathroom, one half bath (with no shower or bath tub) and a 3/4 bath (standup shower/no tub)in the master bedroom - but their neighbors who have the same split level list it as 2.5 baths ....I always assumed if you have a shower or bath then its a full bath but I guess not huh.
I dont think it should affect the resell too much.

Re: would you consider a 3/4 bath?
The house we are in contract on has a bathroom with only a shower and a 'full' bath downstairs. It was listed as two baths, not 1 and 3/4 baths. For us, it didn't matter that upstairs only had a shower, because we would use that bathroom to get ready in the mornings and would not take baths in the mornings. I say go for whatever makes the room look bigger, the bigger it looks the better.

Re: would you consider a 3/4 bath?
We are buying a house that was advertised as having 2 baths. 1 has only an awesome shower stall but I considered it a full bath and I dont think that we paid any less then we would have had it had a tub in that shower as well!!!
ETA I think they only way it would hurt is with kids. Once you have a toddler I would think you would really need a tub

Re: would you consider a 3/4 bath?
honestly...isn't a half bath only a toilet and sink? So shouldn't a FULL bath be a toilet, sink, and a shower and/Or a bathtub.....
I think I may look into having a big shower...with out a conventional tub...but something that could hold water....
I saw a house advertised with 1 1/4 baths? what a 1/4? unless it was a 1/2 and 3/4?
who said you wouldn't need math when you grew up!!!!

Re: would you consider a 3/4 bath?
We live in a new development and I went in one of the newer houses and the master bedrooms have a shower and no tub. Those houses sold as soon as they hit the market so I do not think that will be a problem.

Re: would you consider a 3/4 bath?
I do know that if you see in an ad 1.55 baths it usually means that there are two half baths....but a 1/4 bath?? THat blows my mind!
