Re: We have a little problem...

Youser!! Gone, bye-bye!!!

I fell into the same deal w/a car I sold. The guy seemed so 'honest', blah, blah, blah and he was a rook artist trying to take me for a ride!!! We were all over him to get our money and there was always an excuse as to why he didn't have it, etc. In the end, it was such a hassle, I would have rather have crushed it than sold it to him.

Please Jola, find someone who is willing to fill out a background check. So many of my friends have been burned and they have to go through major leagal avenues to get these losers out. Not worth your time or your $$$. Especially since you just bought your place recently.

Good luck and check out the movie Pacific Heights.

DebMaher - that was funny (I know you didn't mean it to be nasty, just the way you put it was humorous).

oh i would definitely look for someone else..who knows if he'll even call you back..you might have just scared him away by asking for his ss number...

He finally did call back and all of a sudden he had his credit report in front of him to give to us. He sounded upset that we didn't want him, that supposedly he called other landlords and said 'no thank you' to their apartments and blablabla...

Being a landlord myself, I'd be careful.
I have to say, I saw the pics of your apartment and it's beautiful, I think that a real estate agent would have no problem finding someone within 3 months.

Re: We have a little problem...

There is a service called National Tenant Network that you can use to check tenant s out. You can run a credit check and a criminal background check. Definately worth the money.

http://www.ntnnet.com

I would say run both if this is someone who will be living in your house!!

Thank You for the info.

How much does it cost?

Re: We have a little problem...

It's $25 for the credit check but we usually charge the tenant for it. What's also great about the credit report is that the report tells you if they gave ever been in court with previous landlords.

The criminal check is usually $60 or so but we usually pay for that ourselves.

Thank You.

Jmg11 & septbride:
Do you ladies have a form for the tenants to be to fill out when they were coming around to look?

A form with their name, SS#?

Did you fill it out or should I make one for them to fill out?

What else should I ask them for?

Re: We have a little problem...

My husband and I have a form.

Something like:

Name
Social Security Number
Salary
Current Address
Phone #
Cell #
How many years ate this address
Landlord Name

Prevous Address
How many years ate this address
Previous Landlord

Current employer, name, address, Phone#

Signature line that you have permission to run a credit check.

Also if there are two people renting the apartment get information on both tenants and run credit reports on both so you can have them both on the lease.

Hope this helps.

ETA: this is a form that the tenant fills out

Re: We have a little problem...

Jola- I'm so sorry to hear about this tennant. I have to agree with everyone else and tell you to stay away from him. He will be living in an appt in your house. If you can't feel good about him and trust him, I'd be worried about what he could possibly do when your DH's not around! That's why I made sure my tenant was much smaller than me LOL!

I would do the background check anyway. If he has anything to hide, he won't want you to do it or it will show.

Good luck!

Thanks everyone.

This so called tenant is no longer in the picture.

We have a couple of people coming by now to see it.

We will definently be doing a back ground check from now on

I was thinking it sounded even shadier also, but if you did the research...

Anyway, it still sounds suspicious and I would forget about him. Once a tenant is in it's extremely difficult to get them out! Try another real estate agency; they may not all have limits on how long they will advertise for you. Good luck!

I agree, and most RE agents do find someone within the time allotted.

Good Luck.
