its pretty much like applying for the loan, and the bank is going to tell you how much you can borrow based on your income, credit, etc.

i always go on the fannie mae website, they have good explanations of things

last summer, when FH and i found a condo we wanted - we had to show them that we would be approved for a loan... so we had to go get the pre-approval.
we walked into hsbc in bayshore at random one day and sat down with the mortgage girl... she basically went over our finances and such, had us fill some paperwork out and told us that what we wanted would be no problem. they deal with the stuff everyday so they will know by eyeballing if something is in your range or not.
it took a couple of days, but she then faxed us a 'preapproval' notice. we gave it to the condo development, and when we went into contract - the bank just put our pre-approval into an acctual approval.
we wanted to get fanny-mae but we 'made too much money'. HA. we are both city cops and don't have a pot to piss in. but the banker world is a completely different universe. we started looking into buying a house and the one we want is going for 424k. we KNOW we can't afford that right now but the mortgage girl told us we would have no problem getting the loan, lol
don't know where you live but danielle d. at hsbc (she works in the bayshore branch as well as southampton i think) is AWESOME.
