Things are crazy here re: homes... ewickens (Betsy) just went through this whole process - we were just looking at rentals because we couldn't afford to buy...
I know most homes are about 500K and up.... and those are the ones that need some fixing up...
An average, nice looking home in good condition runs about 750K...

You can't really go by sq ftootage. It really depends on the area/town you are looking at.
I would say out East (Eastern Suffolk) it starts around high $300K. In Eastern Nassau it's start in low $400K. Those are usually starter homes.
Now... North Shore is MUCH higher. $500K to start.

Fh and I live in Merrick which is considered a good town and a great school district. Our house I believe is 150 by 65? I have to ask him the actual #'s when he gets home. We had it appraised about a year ago and it was $650,000...which I guess is good. Long Island is insanely crazy to live and the taxes keep getting raised $700 a year....ugh! We've been looking to sell the house and recently started looking for a brand new house....This one is too small to raise a family and three dogs..So far what we've seen and liked has run about $750-$875. The first time you sell a house if you turn around and buy a new house worth more $$$ you don't have to pay capital gain...which is a plus.

It really depends on the area.
Bets idea is to look at this web site: MLSLI and look at the counties/towns you're interested in.
Keep in mind that Nassau taxes are a lot more for less land, than Suffolk.

I work for a Mtg bank....WAY TOO MUCH!!!!
Vairies alot depending on where you are going but the cheapest you'll get is a starter/fixer up for about $300k +.
I live in western suffolk and just had my house appraised. It appraised well over $400k and I would NEVER EVER pay that much for my house.
