Please tell me any secrets, time-saving info, whether or not it is wise to use one agent to get you into all the houses you want to see, or to go right to the listing agent (negative thing: you've got a million different people calling you & it gets confusing).
Anything you can point out that would be helpful. Thank you.

Re: Your House-Hunting Plan of Attack>
Just wanted to say good luck and try and remain calm after your last experience... don't think about it too much. And stop lookin' at that link!
As for time-saving info, I looked online - A LOT - while we hunted around. Seriously I had files on schools, crime stats, zoning, etc. for different neighborhoods... granted it was Brooklyn -- and I'm an anal researcher -- so its different. But the concept is the same -- the more you can eliminate ahead of time to weed out the cr-ap, the better! This way you don't waste your time. Drive thru the hoods you like, take notes... so when stuff come up you know right away if its thumbs up or down... and don't rush it (unless you have to be out of your current home or something?), your dream house (or, close enough to your dream house as we all get ) is out there.

it's really important to zone in on the area first. i looked mainly online and went to a few open houses. our agent took us to several others. i found our soon-to-be house online, called our agent and we saw it that afternoon. i was a bit obesessive in re: house hunting online (MLS, EVERY real estate webiste, fsbo sites, newsday, the real estate book etc..), but luckily my persistance paid off.

Staying calm is the first thing!
Focus on one town and stick with that. Make a list of your DEFINITE must haves, would love to have, ok to have and DEFINITE do not wants. Know your max price and do not overextend it- PERIOD.
Remember that your house is out there and you may have to sadly visit many klunkers before you find yours.
But the first thing is not to rush and to stay calm!!!

Re: Your House-Hunting Plan of Attack>
are you using a realtor?? If so, let your realtor know EXACTLY what you want and what you DONT want (if he/she doesn't know already) Then ATTACK! What I mean by that is this: If there is a house that pops up on the market, that meets your criteria, GO SEE IT THE SAME DAY!!! Our realtor went to the brokers open house the day before they started even showing the house...she called us that evening to tell us we MUST go out to see it immediately, that she'd already made the appt for the first thing the next morning... so I called in sick to work, and we headed to LI at 7:30am the very next day..we met with the homeowner and spent a good 90 mins just looking at the house and talking to him...we were very straight forward with him and told him that we loved his home and we were heading to his realtors office to present our offer...we were the first to see it, the first offer, he liked us and accepted... thats the best advice I could give you...be ready to GO GO GO!!!!
