Its certainly right of them to raise the rent. You're lucky your utilities are included.
My mom is a landlord and she constantly gets screwed by tenants...they're not out to get you...but they're not out to lose on their investment. Oh and ETA, my water cost nearly doubled this year...so she isn't kidding about the rising costs...

No, my utilites are not included. I pay my own gas and electric and we both work so I can't see where any excess wear and tear is coming in. Again, it's just my opinion. And who is to say I don't take 2 showers a day. They pay the water, but that comes with being a landlord. Are you then going to limit your tenants to how much they can bathe? I guess I'm used to people from my grandparents day who had the same tenants for like 20 something years and never raised their rent..Should I start withholding my rent since it took them excessively long to fix something like a toilet bowl that I use every day. I don't know, but most landlords seem to love to collect the money but do nothing else. Vent over lol.
you could withhold your rent but be ready to get evicted. You cant withhold rent cause it took them 'excessively long' to fix something. If you dont have a lease the LL has to right to raise the rent anytime they want and for any reason. This is their home (im guessing) so they can limit the apt to one person if they want, you are living in a persons home not a complex where things are very different. It is also very typical to get yearly rent increases.....so if you have been there for 5 years and have only had one rent increase consider yourself lucky.
Really, so having a non-working toilet bowl for a week is liveable conditions?Where I had to actually go into the tank and manually get it to flush because they are so cheap they can't pay for a new one or for it to be properly repaired. And you are right, if it happens again I will withold rent. As far as raising rent, no actually it's not common. I can give you a list of peolpe I know pesonlly who are landlords and never raised the rent for their tennants just because. Me and my mother rented for 7 years and we never raised until the very last year. Like Kerri said, if you want more money, you'll find any reason. And last time I checked by law you can not limit who and who comes or stays over or the amount of guests you have..Those are control freaks..
raising rent is typical when a lease runs out. I have been living on my own since 1991 and have been in 3 major cities and all apts almost always raised the rent when the lease was up. Renting an apt is a business deal nothing more nothing less.
and having to manually flush your toilet is an inconvenience yes but it still worked.
I honestly think its flat out rude to sneak your DH into your apt. I think you should be an adult and let them know and if they choose to raise the rent (which is their right since there is no lease) then you can decide to move or stay.
If I had a tenant that was lying to me about who was living there they would be on the curb before they even had chance to explain.
Can you tell me how I am sneaking in my husband when they see him all the time and they talk to him? Just curious. lol. If they ask, I'll tell them but until then I probably won't oh well. He isn't coming into my bedroom window late at night. You find me to be lying, which I'm not, to be rude, ok your opinion, and I have a list of things they have done I find rude too. And luckily you're not my landlord so you don't have to worry about kicking me to the curb but thanks for telling me what you would have done.
you are the one who asked for opinions on if you should tell them or not and you made it sound like you were hiding the fact that he was there permanently living their now.
I gave you my opinion....thats what you asked for. If you don't like the opinion then don't take it.

i have nothing useful to add ..i dont know thw rules regarding landlords etci just want to oint out that im dying laughing cause kerri described her landlords as old as dirt

You can't withhold the rent for something not being fixed but you could put it in escrow and let them know that until its fixed, thats where the rent money is going.If they **** so bad, I don't know why you don't just move?
And its common to raise the rent once the term of the lease is up--maybe not in this current economy...but ask anyone who lives in the city and they'll tell you that their rent goes up every year.
I would just have a straight up conversation saying--'I got married, we are both living here now. We are more than happy to pay for what we are using with both of us living here, but I would like to see the water bill where you can show me that there is a significant increase with him living here. If you choose to raise our rent, we'll move, but we really would like to stay here and would like a lease...not a 'month to month' agreement.'
Its pretty simple in my eyes...

hahahaha!! THEY SERIOUSLY ARE!!! hahahahaha!!!!! Each day I pray and ask that they live another and another.
They are such a cute lil old couple!! But I kid you not OLD and I mean OLD!!!!!
Old Lady LL fell and was in the hospital for about a month and a half (at least). When she came home... Old Man LL had to go into the hospital for surgery. Geez... I'm beginning to think I should ask for LIW prayers to keep them alive.

I don't know too much about the laws of things... because I haven't researched them in a while. But I do know that I've DEF had some seriously BAD situations with landlords. That even included NOT paying rent. On more than one occasion. If it wasn't withholding rent entirely, it was not paying the increased amount because it was ridiculous and unfounded.
My mother was taken to court by the LL when we were kids. He was angry that she had 3 kids (which was odd because he KNEW we existed and lived there when he had us move in - but what really happened was the people who origianally lived under us were awesome.. then they moved and new pple HATED us).... so the LL wanted us OUT! He decided the way to do this was to increase the rent... an INSANE amount. Like by hundreds (I would give the exact figure but I can't recall it right now.. if anyone really wants to know I could shoot my mother a text). There were other issues too.
Anyway... my mother kept paying the rent... NOT the raised amount but the regular rent. He took her to court (for eviction purposes)... being that she was a single mother with 3 kids and a waitress she went without a lawyer. She WON like you wouldn't believe. I'm talking she got at least 6 months NO RENT AT ALL... AND he had to pay ALL her moving costs, including the truck rental and the movers (which if you've ever moved... that's A LOT). It's really not that easy to just evict people these days.. there's A LOT involved and you never know what the outcome will be.
My mother was able to read the paperwork before hand. She went right up to his lawyer and told him... I see this says it's a 3 family house.. and this is actually being rented as a 4 family unit... know that this is going to be the first thing I point out to the judge. The lawyer tried to tell her that was a mute point and it had no bearing on anything and meant nothing... then tried to scare her into not mentioning it. Well... guess what she did..... and then won totally won that one. Also, the percentage that they increase cannot be over a certain amout (IDK the amount these days)... but there are guidelines to all of this and I would suggest brushing up on tenant/landlord laws before doing anything drastic.

Ive done some LL/tenant legal work and I have seen really bad LL and on the flip side really bad tenants. It really goes both ways and out here on the island the courts tend to be LL friendly but in the city it seems to be the opposite.
withholding rent is a whole other issue. It really depends on if it is something that would make the apt completely uninhabitable. Your oil issue would probably be something the courts would see as a reason to hold rent. Something minor the courts will not look to it as a reason to withhold rent.

ITA with this - DH's cousin works in housing court in the Bronx and we just had dinner with him last week. The stories he was telling us! Deadbeats with no intention of paying their rent but buying new cars, etc. - and still the courts would side with the tenant and plead with the LLs to basically throw their money down the toilet.
Anyway I don't have any experience renting so I can't comment on the rest of this thread. I just wanted to add that - we were just talking about this last week with DH's cousin!

It always goes both ways. With EVERY situation.
With the oil situation I KNEW for CERTAIN that the courts would side with me 100% should it ever come to that!! Not only would they side with me.. but they would also probably fine him BIG time and he'd be in MAJOR trouble for some of the things he did and tried to pull!! I even took pictures and kept tissues soaked in the oil in a bag for proof. As well as documented all that I could. I was WELL prepared for it all.
And yes.. to withhold rent it would have to be for a GOOD reason!! Not just because there's a crack in the ceiling.
My family has DEF read up on the laws of it all.. but not for years so I don't remember the details of it all and things change. And even with my recent occurance (I did some extensive research) I only specifically targeted the areas concerning oil leaks.

Yup! It's just hard to evict the elderly or people with kids, etc. The courts won't just let you evict them and have them be homeless.
there was even a situation where this house across the street from me had an OLD OLD lady and then a disabled man in the other apt. (it was 2 fam). someone bought the house to live in.. and physically couldnt because he couldn't get either party out. He literally had to wait for the lady to die to be able to move in.
