Real Estate ? Would you rather deal with broker or owner?

Real Estate ? Would you rather deal with broker or owner?

So, DH and I found a place that looks really interesting and I really want to see it in person.

Here's the weird thing.
There are two listings for the same place!
1. listing is by owner
2. listing is by the realtor

the listing by the owner says that if you deal with them directly, you can negotiate a better deal.

Now, we're newbies at this. Would you deal directly with the owners OR deal with their selling agent?

is it to rent a place or buy. If its rent i so much rather do it through owner if its possible. Agents charge you one months rent as their fee, some deserve it but then some others dont. I dealt with one agent recently, and i called him bc i saw a listing on craigslist, and told him i want to see that particular place. Then i said i didnt like it and told him what i wanted and for him to find me something, uhmmm yeah he hasnt lol, he expects me to look online and find a place and have him show me, then why should i pay him

with buying i do prefer an agent but if you can do it directly with owner hey why not

SHADY owner! but deal with the owner- BUT you may still have to end up going through the broker depending on what the contract says- but thats really the owner's problem not yours.

note- owner should take off at least 4%- but I would go lower than that on offers- if you want me to look up comparables for you in MLS let me know and I can give you the going range

Well if the owner has a contract with the brokwe for 6 months and it runs out soon then just going through owner will be fine...

If the owner's contract has 3,4,5,6 months on it you'll have to wait that amount of time before closing bc the owner would owe commision to the broker before contract ran out

I would prob go through the realtor, just seems more legit. I wouldn't let the 10k sway you, we got our house for 50k under the listing price, for no reason other than we could move in quickly and the owner wanted out.

Yeah, i'm so torn as to what to do. I really want to see the house in person. It looks like they don't live there anymore because there is no furniture in the house.....

i would deal with the owner just to avoid the fee. My place was a sponsor unit - co-op; i.e., no previous owner it was listed through the management co. so i didn't pay a fee.... i did have to pay transfer taxes though but i negotiated it down.

but yeah i would always deal with the owner if possible. Esp. if its listed lower than I don't see the point and have no idea why they are both listing it!

OK I'm going to reach out to the owner I think... I believe the apartment has been on the market for awhile..... Perhaps they are getting desperate and posting it on their own?

If there is an agent I would think the agent gets a % no matter if you deal with the owner. I would say worry about who you deal with in the sense get your own lawyer, your own inspector. If they provide you these ppl they are looking for a sell and not your best interest.

Hey Cindy! Ok so I asked DH what to do and he said u won't get as low price of house if u go thru realotor - there is not as much wiggle room.

Its really expensive to sell thru broker - like if we ever sell we may try to sale-by-owner first only to try and avoid paying selling and buying fees which could be up to 6% which is aot - ouch! Anyway I think its totally legit but u may want to pay a lawyer to look over the contract if u put an offer in. This is exciting! Where is the place?????

Thank you for the advice!!! That really helps. My parents have an attorney so I may use him to look over everything or my friends have used a few good attorneys for their recent home closings!!
I'm excited to see the place. It's in Forest Hills. Crossing fingers!!!

Definitely go through the owner. How long has the place been on the market? They might be doing what you said to see who bites. You'll need an attorney anyway for the closing so it might be a good idea to let them know you're looking and would like to use them in the very near future.

I think this place has been on the market for a good 5 months at least... Is that considered a long time?

I think DH and I are going to make an appointment to see it next week!
