Re: To rent or not to rent
it is our only option. of course we'd love to own but we cant afford it.
dh says he might as well stand over a fire and just throw $1000 in there because that's what hes doing if we rent.

Yea in this market makes sense to buy but if you don't have the money to dish out then you gotta rent. Dh and I rent a two bedroom - we hope being on a list for people who make not so much we can get assistance on a dp for a house.

Re: To rent or not to rent
dh and i rented for a year then bought a coop. like april said, it's basically a waste to rent.. but if it's all u can afford, then there's really no choice

Re: To rent or not to rent
DH and I rent, but we rent from my grandparents so the rent is minimal so we can save some money

Re: To rent or not to rent
we rent b/c we don't have enough for a down payment. plus, its just uber expensive down here (more so than LI, in many cases). We are saving now though and hope to be in a position to buy something in the next year or so.
We met with a real estate guy a few weeks ago, though, who said if you think you are going to be in the same job/town for at least 3 years, you should think about buying. If you think you might move on to some place else in under three years, you are better off renting, b/c with the volatility of the market, you may not recoup your investment.

Re: To rent or not to rent
we're renting right now... it just works for us! we're able to save a good amount of money.
we've got enough in the bank for a down payment, but we are planning on renewing our lease soon for one more year so we can save some more money and be REALLY ready to buy a home
plus, we're not sure where we'll be living after next year. we're not ready to settle down in CA

Good answer
We have no choice but to rent for the time being. I need to get DHs old debt paid off and his credit up to par before we can even start thinking about buying (who am I kidding- I've already been going to open houses...wishful thinking...)

Re: To rent or not to rent
If you can afford to own, I would suggest owning. I'm not a fan of renting. I like to have assets, but it's obviously more expensive and the real estate market is tough on Long Island. You don't want to put yourself in a hole to afford a mortgage every month. Write out your monthly budget and see what you can afford. HTH.

Re: To rent or not to rent
We rent and until we have enough money for a down payment and pay down debt, we won't even think about owning.
The thing is - even though our rent isn't cheap, a mortgage will be at leastttt double our rent, plus we'd have to pay more utilities than we currently pay, and also our commute to manhattan would be considerably more - we'd probably also need a second car ($$) and obviously pay insurance on that. Oh and lets not forget taxes on the house.
So for us its not just a matter of the DP - there are a lot of costs associated with owning a home that are not associated with renting. Owning of course is great, but until we can afford all the costs that come with owning a home, we can't and won't do it. If we did, we'd literally be working just to pay all of our expenses and stressing about it.

Re: To rent or not to rent
we have done both, we rented for about 3 years, and we bought our 1st home in jan 2007, we rented bc we had to, we where trying to save and pay off some debt. we could have lived with our parents and got out much sooner, but that wasnt going to work for us.

Ditto! We just bought our first home and I'm like, Hmmm, we had ALOT more money leftover at the end of the month before!!!
For us, it was the right time, I really felt like we were wasting money renting b/c we were in a good place with our finances. I've wanted a house forever but I wouldn't get myself into it until the time was right for us.
I love my house and wouldn't trade it for anything, but it's a $hitload of responsibility!!! oh yeah, and moolah!!!

Yep, I agree. Renting is such a waste of money...but when you cant afford anything its the only resort...(We are currently in that situation) cant afford to buy yet so we rent...
